dha commercial 2 Marla

bahria town sector D or C commercial 2 Marla
bahria Orchid commercial 3 Marla

I am also interested in rental and growth scope of Bahria town proper commercial. Can some one kindly clarify regarding Bahria Town. In terms of rental retrun and growth potential over 3-5 yrs period.

In my opinion, Bahria commercial area is more than requirements. Rental income will not be as compared to other areas of Lahore. It's a huge commercial zone.

Is there a chance in coming time that commercial and facilities in Bahria may serve nearby societies on canal bank/multan road and upcoming ring road as the population around is not less and increasing quickly.

Dost Khan, Can you specify the purpose, If you are looking for doing some business or rent the Plaza/shop or Want to open your own Business.. There is over supply of Commercials in Bahria, as most of Commercials are used for property business which is bit slow on Main Bahria side have caused Pressure on Commercial price, For example Price in C Commercial in Bahria had reversed in last 3 years, where as elsewhere all properties have Doubled.
Commercials is very Specific business and I myself have limited Knowledge about it, if a residentials is underpriced and nicely developed i can say Pick it it will give definite gain But it is not case with Commercial where a word is used "Pit Gyaa" You pick underpriced but still it does not pick price.
Commercials are risky, Maket and Investor trend based, and Future trend based, On the other hand they also give you you maximum return when start picking up

I am under the impression that after Lahore ring road southern loap completion prices will rise hence should i invest in such societies which will benefit the most from Lahore ring road?

Thank you for your feedback. It seems Bahria is facing oversupply in commercial. Do you foresee the scenario of neighboring societies when populated sharing commercial facilities with bahria ? or bahria is really in the middle of nowhere.Also how about long term holding like 3-5 yrs will it gain or difficult to specify in your opinion

Risk level is very high, even each bank open two branches, franchises (resturants or cofee shop) can't fill such a big commercial area. Mostly franchises will prefer outlets in malls. Currently Bahria commercial is being used by estate agents & building materials suppliers. They will leave space after area will be populated. Better invest somewhere or buy house for rental income in Bahria. Return will be better & more secure than Bahria commercial
