DHA Multan,

Visited DHA Multan & me with their senior officials. Got the following info:

DHA Multan Launch is going to happen within Feb 2017.
Adds will start appearing anytime after 15/Feb.
Launch means they will invite applications for residential plots of different sizes (in installment)
1 Kanal launch price is expected 65lacs (without dev charges)
10 Marla launch price is expected 40 lacs (without dev charges)

How is the launch expected to impact the existing file prices ?

What happens at the time of ballot ? I thought it was the next milestone that would boost the plot prices.....but it seems nowhere in sight. Can someone shed light on the future course of events and expectations. Thanks

what is the expected price of allocation file if DHA launches 1K file @65?? and when balloting will be expected?

Check the website of DHA Multan, the file price of Phase 1 increased from 50 to 52 Lakhs, it is a clear sign of launching.

they will surely take the price near to the launching price.

congrats to all file holders..can we request CMY to guide us as is there still a time to buy it . what are possible scenarios just before and after ballot

First there will be a launch after which payments of installment plots will take 3 years. Then there will be payment of development charges for next 3 years. It means that the minimum time DHA multan will take before giving possession will be 3+3= 6 years!

Don't you think to buy 10 marla prism file in 54 lac which will be giving much more benefit as it gets developed( for sure in less than 6 years !)

Mostly non-multan file holders are not willing to hold for longer period (they already waited a lot) , As soon as DHA Multan will be launched (65 lakh per kanal seems on higher side due to development time period + 17.5 lakh development charges) so we will expect selling pressure due to profit taking. Even if DHA will launch at 65/40, i do not see Kanal file more than 55,

65 lacs without development charges is very high price. There is another society in front of DHA, Buch Housing Community which is very beautifully developed just like Bahria. I visited it couple of weeks back when i went to Multan to collect my letters from DHA. I was truly amazed to see such classy society in Multan. The 1 kanal developed plot is around 1.1 crore. Considering DHA development in 3-4 years, 65 lacs without development charges is not going to be very attractive. They should keep it between 55-60 to keep it attractive & also there will be some juice for people to trade with each other on profit.

@ K.Mahmood: After 6 years, i see DHA Multan price reach to 120 i.e. to the level of 'good' mature 1 K properties in lahore.
Investment for DHA multan is:
(52 cost of land+20-22 lac development charges= 75 lac)

But at the same time, I see price of prism 10 marla cross 150+ i.e. to the level of 'good' mature 10 marla properties in lahore.
Investment for prism is :
(54 cost of land+13 lac development charges=67 lac)

So the investors from Lahore or overseas ( not originally from Multan ) think Dha multan would be cheaper than societies in Multan such as Wapda town and Buch villas !!
Is Dha lahore not the most expensive society in Lahore ??
If yes , I'm sure they will not build dha multan at a lower standard than wapda town and buch villas .
Dha multan phase 1, on possession and in liveable condition will definitely be 2.5 to 3 crore per kanal .

Last year I had forecasted that DHA Multan will not be launched in 2016 and will be launched in 2017. Now 2017 comes and it is expected to launch in 3rd week February. But if it is not launched in February then there are chances that it will be delayed till 14th August 2017.
