Maps of 4 sectors of Bahria Town Phase 9-ISB/RWP

I've been allotted a plot in the Sports village of BT-9,but I am not able to see any maps of
BT-Phase 9 in yours as well BT website.
I am also observing that in your website the price of a plot in BT9 is shown for 3 paid-up instalments, whereas I've paid it fully.
Kindly clarify & do advise is it a safe investment& when this project will be handed over?

Encroachment

i've a commercial plot in Gulshan Johar -Karachi taken in auction in 1987 from the then KDA (now CDGK). It was learnt subsequently that a sizeable area inclusive of my plot is under encroachment, but there is a law suit since 1990.
KDA won the case but as usual stay order & other tactics have been used by encroachers.
With the new policy to solve all pending case at earliest, should I be hopeful that decision will be made (favorable or unfavorable) within a specific period.

Neighborhood Power Supply

It seems our political leaders will take lot of time to decide about shortage of Power Supply.Is there any alternate available viz Windmill, Solar etc whereby power supply can be made at competitive rates atleast to nearby houses/compounds.

Justice System

I think we forget that there is a Supreme Power above all i.e. Allah SWT. In our life we should do good as much as possible with the aim of having Allah's kindness / blessings & leave the rest for HIM to provide protection to us. As we all know "Insaf may Barkat hai", we should as Muslim strive for it irrespective who is behind it.

Keeping the above in consideration, I think that we should go all out for the implementation of Justice system & should not negate the idea only because that it has been polticized by some political parties or the Chief Justice has become a controversial figure. Even if some political parties are trying to gain some advantage & their Neeyat is not good, we do not know from whom Allah SWT will take this work & to whom HE will punish them by putting them in their own trap.

I also do not agree with the idea that this is not the right time. We all know what our politicians are capable of achieving under the present judiciary system.

If we submit to Allah SWT & take one step in the right direction , Allah will never let us down. If we do not act now, that means we are left with same old system & same faces.

Qibla Direction from Sun

As salamualaikum

The Sun will be above the Qibla (Masjid e Haram) exactly at 3 27 PM Insha Allah tomorrow July 16 (Pakistan time). It is requested to all to make corrections in their Qibla directions accordingly.

Method :

Place a vertical stick (90 degrees) in the ground and observe the shade of the stick at the time above. As soon as the time reaches 3 27 PM, draw a line with Chalk or with any sharp item, so that the line remains there even if the Sun leaves the place. In this way Qibla Direction can be worked out Insha Allah

BT-Development Charges

I've a plot in BT Phase 9 RWP/ISL. Each instalment is referred as "Land & Development Charges". Does it means that there will be no extra claim by BT in regard to Development charges.
Kindly advise.

Yeah definatly you shuld prepare for it like wise me and my brothers of phase 8.We deposited all the deve and cost of land and now again he imposed 470000 on phase 8.

Recently Bahria Mgt has announced that Phase 9 allottees can opt for Ph 8 . Any comments thinking Ph 9 prices I believe were higher as compared to Ph 8. Can someone guide taking following into account :
-What is the present market price of Ph 8 as compared to Ph 9
-What was the Bahria price for Ph 8 as compared to Ph 9
-Will additional development charges will be requested by Bahria.
-In Phase 9 instalment, it is indicated that Instalment include Dev charges,does it mean no development charges will be requested by Bahria a a later stage

DHA versus Bahria Town (ISB)

If you had the choice, which one would you like to live in after completion and why?

Bahria Town by far. Having said that, however, I wouldnt mind living in Phase 1 DHAI because I like hilly areas.

Personally I would go for Bahria Town. Although its a matter of personal choice, but when it comes to plain economics, the price structure of Bahria is quite realistic as compored to DHA. This is despite the fact that they have a bad habit of overcharging the clients whenever the opportunity arises such as extra development charges. I have a strong gut feeling that they are going to repeat the same story again and ask some extra charges when the posession for Bahria Town Lahore's Sector C is given to its respective allotees. This is the only thing which hurts me the most, when it comes to building an honest partnership with them!

Will exhorbitant development charges will be levied by BT in Ph-9, considering that there instalment includes Development charges. At present BT rates at Ph-9 are lower than paid value.When BT-9 rates are expected to be at breakeven level.

I will prefer Bahria Town to live in after completion.
Because it is best in development point of view and offering a high standard of living even for small houses with high quality civic and other amenities.
