The market has already started responding positively even before the official implementation of these tax reforms. In DHA Peshawar Block A and Block C, boundary plots that were previously available around PKR 1.70 to 1.80 Crore are now trading between PKR 2.20 Crore and 2.25 Crore. Premium plots featuring corner locations, park-facing positions, south-open orientation, or double-road access are now demanding prices between PKR 3.50 Crore and PKR 3.75 Crore.

Block B continues to remain one of the most sought-after investment destinations. Boundary plots in this sector have appreciated significantly and are currently available between PKR 2.30 Crore and PKR 2.35 Crore. Commercial-facing and premium category plots are commanding prices up to PKR 3.80 Crore.

Block E has also shown strong performance, with single-digit plots demanding approximately PKR 2.40 Crore, while standard plots are available between PKR 2.20 Crore and PKR 2.25 Crore.

In DHA Prism, plots near the Northern Bypass are currently trading around PKR 1.95 Crore to 2.00 Crore. Prime corner and south-open plots have already crossed the PKR 2.70 Crore demand mark. Meanwhile, Block H plots remain available around PKR 95 Lakh to 1 Crore, offering attractive entry points for investors.

Future growth is expected in Block I and Block J due to the approved Northern Bypass flyover and the underpass project connecting Block H, I, and J. These infrastructure developments are expected to transform the accessibility and value of these sectors in the coming years.

With reduced taxes, ongoing development, upcoming possession announcements, and a new ballot expected in September, DHA Peshawar appears well-positioned for further growth. Investors looking for long-term gains may find the current market an excellent opportunity before prices rise further after the official implementation of tax reforms.

بجٹ 2026 کے بعد رئیل اسٹیٹ سیکٹر میں مثبت تبدیلیاں دیکھنے میں آ رہی ہیں، خصوصاً ڈی ایچ اے پشاور میں ٹیکسوں میں کمی کے باعث سرمایہ کاروں کا اعتماد بحال ہوا ہے۔

نئے بجٹ کے مطابق سیلر پر عائد ودہولڈنگ ٹیکس 4.5 فیصد سے کم ہو کر 2.75 فیصد کر دیا گیا ہے، جس سے فروخت کنندگان کو تقریباً 1 لاکھ 75 ہزار روپے تک کا فائدہ حاصل ہوگا۔ اسی طرح خریداروں کے لیے ٹیکس 1.5 فیصد سے کم ہو کر 1.25 فیصد کر دیا گیا ہے جبکہ سی وی ٹی اور اسٹیمپ ڈیوٹی کو بھی آسان بنا دیا گیا ہے۔

مارکیٹ نے بجٹ کے اعلان سے پہلے ہی مثبت ردعمل دیا ہے۔ بلاک A اور بلاک C میں وہ باؤنڈری پلاٹس جو پہلے 1.70 کروڑ سے 1.80 کروڑ روپے میں دستیاب تھے، اب 2.20 کروڑ سے 2.25 کروڑ روپے تک پہنچ چکے ہیں۔ ساؤتھ اوپن، کارنر، پارک فیسنگ اور ڈبل روڈ پلاٹس کی ڈیمانڈ 3.50 کروڑ سے 3.75 کروڑ روپے تک جا رہی ہے۔

بلاک B ہمیشہ سے سرمایہ کاروں کا پسندیدہ بلاک رہا ہے۔ یہاں باؤنڈری پلاٹس 2.30 کروڑ سے 2.35 کروڑ روپے تک پہنچ چکے ہیں جبکہ پریمیم کیٹیگری پلاٹس 3.80 کروڑ روپے تک ڈیمانڈ کر رہے ہیں۔

بلاک E میں سنگل ڈیجٹ پلاٹس تقریباً 2.40 کروڑ روپے جبکہ نارمل پلاٹس 2.20 کروڑ سے 2.25 کروڑ روپے کے درمیان دستیاب ہیں۔

پرزم سیکٹر میں ناردرن بائی پاس کے قریب پلاٹس 1.95 کروڑ سے 2 کروڑ روپے تک موجود ہیں جبکہ بہترین لوکیشن والے پلاٹس 2.70 کروڑ روپے تک پہنچ چکے ہیں۔ بلاک H میں 1 کنال پلاٹس ابھی بھی 95 لاکھ سے 1 کروڑ روپے کے درمیان دستیاب ہیں۔

بلاک I اور بلاک J مستقبل کے سب سے اہم سرمایہ کاری والے سیکٹرز بن سکتے ہیں کیونکہ یہاں ناردرن بائی پاس فلائی اوور اور بلاک H انڈر پاس کی منظوری مل چکی ہے۔ ان ترقیاتی منصوبوں کی تکمیل کے بعد ان بلاکس کی اہمیت اور قیمتوں میں نمایاں اضافہ متوقع ہے۔
