A real challenge for all in Pakistan.

I am sharing my personal experience that I had few weeks back in Lahore. First of all thanks to 1122 service they reached within 10 minutes. Unfortunately we were not able to find a free ventilator in any hospitals that we checked. I pray for safety of all but reality is GOVT has put all of us on ventilator. Huge investment on roads but nill for schools, hospitals, play grounds. It seems that we ve to arrange a personal ventilator if one can afford to meet this challenge & if required visit hospital with own ventilator. It will cost 10 to 12 lac, a normal one. We all ve old family members at home. اللہ سب کو خیریت سے رکھے The astonishing thing is that not a single embulance in Lahore is equipped with ventilator. During transfer of patient they use oxygen & manual pumps.

Mian Hassan replied on Sunday, September 11, 2016 09:17 AM PST

I totally agree . All nonsense investments on orange train and crao roads from tax payer money . All eye wash . It's pathetic that these rulers couldn't do anything on health sectors . I m a physician myself in USA . Visiting Pakistani hospitals is so traumatic

They have so wrong priorities these so called rulers
They will have to pay for all this in the day of judgment when all of us Pakistanis will testify against them

These morons are the reasons that we Pakistanis are living outside the country to earn livelihood . They have created Bain drain for the nation
So sad so sad

Instead of wasting billions , this CM crap sahib shud have invested at least in hospitals of major cities

Tayyab replied on Sunday, September 11, 2016 12:21 PM PST

I am not talking about private medical centres or private hospitals, I am talking about Govt hospitals. No Govt hospital is being run without funds, substantial funds in millions at the disposal of EDOs (Health) and MS Hospitals. If any equipment is essentially required for health care or any of the already held equipment develops fault, it is the responsibility of EDO Health and MS concerned to utilize funds and arrange either its procurement or rectification of fault (as the case may be). You might not have heard of our doctors struggling for improvement of their own system but you must have seen them on strikes struggling for salary packages & benefits proportionate to District Administors. Similarly, you would rarely find them in time at their official place of duty in hospitals but you would find their presence well before time in private clinics. My point is, hospitals have enough funds & resources to take care of health facilities very effectively but people running its affairs are not willing to make right utilization of it, and one of the reason is their affiliations with political parties which are using them for their political survival. Real challenge is self assessment & self correction of our own attitudes, but we wouldn't do that because we are more prone to working as instruments.

LOYAL PAKISTANI replied on Sunday, September 11, 2016 02:03 PM PST

You are the government should now focus n penetrate on health n education on top most priority.

I think for Privacy you did not share, why a family member needed a Mechanical Ventilator? I remember a personal experience when one of Our family member bought O2 concentrator, and Other Equipments in pakistan whole set was about 50K Though quality was not as Good as in western countries.
Hospital ventilators are as Low as 3.5 Lac and Top of the range are 13 Lac

AHMAD HASSAN® replied on Sunday, September 11, 2016 06:49 PM PST

Well a doctor & medical technian can explain reason and
prices. Since our hospitals have very limited numbers that almost occupied. No one can see love ones to die in such a miserable condation. Even hard to find in private hospital that will empty ones pocket too. Good to ve one as we have UPS & generators at homes. GOVT is not going to provide this facility. I agreed with Tayyab but doctors will not demand because they know no ruler will come here for treatment. They can fly abroad.

KF replied on Sunday, September 11, 2016 09:54 PM PST

Completely Agreed, Even Govt spending money on Roads without any planning, n without any details designs. they just doing the same roads every yrs, which eats alot money including commission.

On Healthside, they are complete failure even giving awareness, wat happened wat to do, in wat disease wat to eat n wat nt to. very basic training. how to Clean the environment around you, how it can effect ur health. with basic, awareness can control a lot diseases. n can minimize teh rush to hospitals.

Education side, Who system is trying to teach out wrong history, bit technical education, bit islamic education, no one tells, how to live in society, how to be part of society. road safety, basic Laws, basic health matters.

Allah hadaet dee.

Dear Jameel Mughal sb,
I am waiting for your call to buy a plot for investment as I requested you earlier to guide me since I do not have experience in property but after reading so many posts on this forum I feel that you always give honest advice.
I have a budget around 10 Million and want to have good return for a long term investment upto 3-5 years. I have learned from this forum to either invest in Prism or buy 2 files in DHA Multan.
Kindly advise me whether the right time has come or should i wait more? second where should i invest? if you too think that I should buy in Prism then suggest size of Plot (1 kanal or 10 or 5 marla) and if possible location?
I will always be indebted to you for the worthy advice.

Jameel Mughal® replied on Sunday, September 11, 2016 04:54 PM PST

If you tell me your requirements then I may be able to give you Good advice, By requirement I mean You want to make home If Yes in How many years, are you looking for only investment If yes how long,

For Short term Like less than 2 years investment, Most of market will not give significant gains [except few areas] , If You invest for long term then keep in mind that you may have to pass the period of Slump say 2 years then a rally may come hence return will be diluted.

In previous 3 cycles of boom and slump i learned two thing in Slump ready property in underpriced areas give modest returns and properties in pipeline reverse, and In Boom investor tend based futuristic properties give enormous returns and ready properties stand.

For Long term I will again buy Prism 5 merla my Formula is Kanal plots Price should be 2.25 times 5 merla plot not 4 times, This is true every where in developed areas, if You stick to this equation average plot of 5 merla @ 35 3 paid is Cheaper than average one kanal, so either 5 merla is underpriced or Kanal is still overpriced, why I am not buying myself is I think 5M will reverse a bit more [which may or may not happen]

Observer replied on Sunday, September 11, 2016 06:19 PM PST

newbie sb. according to mr. jameel 2.25 times of 35 lac makes 78 lac approx. i challenge you to find one kanal in prism in 78.
market does not work according to someone's personal calculations. bhai research yourself and then act. if you will follow others calculation, WON'T GET ANYTHING

Jameel Mughal® replied on Sunday, September 11, 2016 07:21 PM PST

Observer these personal Calculations hold true in all areas except prism DHA Phase 5,6,7,8 Valecia, Izmir Johar Town wapda town etc
Reason is simple more Covered area is allowed in 5 merla map than kanal or more buyers in low budget. In raw Land if You can make 100 kanal Plots in a patch then you can make only 250 in 5 merla if Roads are of same width.

Prisim replied on Sunday, September 11, 2016 07:38 PM PST

Worse plots of 5 Marla in Prisim are around 35 (3 paid) and similarly you can find worse plot of 1 kanal around 78 (3 paid)

newbie investor replied on Sunday, September 11, 2016 08:27 PM PST

thanks for reply, my aims are
1. Around 10 Million investment
2. Purely investment reason, no plan to live
3. Long term at least 5 years
please advise

Habib replied on Sunday, September 11, 2016 08:46 PM PST

Newbie,

wait a bit more and invest in prism small plots sectors Like 5 Marla, in 36,37 Now You can get an average
location, and in 40 you can get top of range location, I was Looking for A plot in J Block near 777, 3 months back demand was 45 and I offered 42 But in vain, now 3 lines more up was available in 40, I just Called yesterday. 5 Lac Cooling is too much, To me there can't be any better location in J Block. I will advise you should go for 2 such plots.
Other Option can be buying 2 Plots in DHA Town 5 Marla each in about 55 Lac, 5 Marla plot give you much more return and can be sold like candies.

The Observation of 5 Marla price to be about 40 to 50% of Kanal is Correct, in good Locations at maturity two 5 Marla plots can easily be converted to 1 Kanal at same Location. Two 5 M in B Lock phase 5 are 200 to 220 and you can easily hunt one kanal in same Block in 220, In phase 7, 5 Marla with possession is not less than 60 and in same Blocks similar locations kanal is 120 to 130

Message is go for small plots easy sell, less tax less headache and on possession are readily populated.
Multan is also good but with few buts and ifs

Seems like placing maximum price for 5 marla & Minimum price for 1 Kanal.
According to me 3, 5 marla's may be equal to One kanal good
location of the same phase in DHA.
Yes the positive point of above discussion is bit hastel free to some extant. On the other hand you are loosing one major factor that is Time.
Time can change your priorties & Choices.

HassanHC® replied on Sunday, September 11, 2016 10:09 PM PST

Jameel Saab and Habib Saab

Wapda town 5 Marla 60 lacs so 60 lacs times 2.2= 134 lacs. Avg Kanal plot 2 crore and good blocks 2.5 crore

DHA RAHBAR second example avg 5 Marla 50 lacs so 50 times 2 = 100 lacs. Avg kanal is 160 lacs.

DHA TOWN avg 5 Marla 55 lacs and 55 times 2 = 110 lacs. That is over there avg price of 10 Marla i.e around 100 lacs

It means this formula does not hold true everywhere. PHASE 8 this formula also gets busted.

Habib Saab in this slump you are also hunting in prism. Good sign for PRISM.

Habib replied on Sunday, September 11, 2016 11:22 PM PST

Hassan sahib all rules don't hold true every where
Wapda Town Phase 1 G2,3,4 all average Plots 70 all very near nallah same
Location Kanal in 150 F1,H1,H2,H3,H4, and Bit away in J1J2J3 170 70X2.25= 157

you are Comparing DHA Rahber Phase 1 Kanal with DHA Rahber phase 2, 5 Marla In Phase 2 no Kanals Phase 1 is infront of Valencia and Phase 2 is infront of IEP

DHA Town Kanal is 115,118,130,108 Today advertised , Don't Buy 10 M in 100,
Prism 5 Marla On J side have Potential and Currently under Pressure due to small investors that true if I get Good Location in Upper Cutting 37,38 I will get. As these will short in supply.

irfan292 replied on Monday, September 12, 2016 01:01 AM PST

I wonder if anyone here considers the fact that too many investors in 5 marla plots tend to increase the
prices of 5 marla plots too much and real occupiers of these plots who build houses to live here are relatively lower middle class "sufaid posh" people who suffer at the hands of the investor.
If ethics plays any role, rich investors should avoid investing in 5 marla and 10 marla plots.

I am in Pakistan, a student, just received a US check of about 10,000 USD. I am a freelancer and worked online to earn money. Now this is the payout. Check arrived to me directly from Seattle, Washington.

Banks are asking me to open foreign currency account but require business proof or salary slip. I have my online freelance slips and statements, but they say they are not accepted and you cannot have an account opened.

I am left high and dry and these local banks are literally asking me to dispose of that check and much hard earned money of about a million rupees. Ridiculous.

Please someone have a solution guide me. PLEASE.

Loyal Pakistani replied on Sunday, September 11, 2016 03:04 AM PST

Setup a small business account and obtain a trade license and open your account in Pakistan. Simple!!!

Banks are asking only because Blood Sucker like Ishaq Dar MUNSHI and others can take their BOTI.

Haroon_16® replied on Sunday, September 11, 2016 03:08 AM PST

It's not as simple as you stated, sir. As I said I am a student, full time that. Really don't even know what these trade license things are. Setting a business, small or big, is no different for me.

Just these requirements by these banks. I mean, it's my money, in my name, earned by me, why should they even have any issues?

CMY sir, kindly reply if possible, please.

Goto some private bank in posh busy area Like Gulberg etc, and Open a Foreign Currency account with minimum balance US Dollars. KYC [Know Your Customer] Is the the Rule but you just need declaration that I work so and so like self employed , Don't Deposit this Cheque right away, Once Account is Functional you may deposit this cheque with necessary documents, To Curb the terrorism and money Laundering this formality is needed.
Govt Banks will be least interested in Opening new FC accounts as it adds a lot of their botheration.

Banks in DHA open foreign accounts very easily. Especially if you go there with some one already doing lots of business with bank. Like some one above said dont deposit check right away at opening account. Wait for account to be functional.

Also check with some bank employee You should be able to endorse check in name of some other trusted account holder.

CMY replied on Sunday, September 11, 2016 05:43 AM PST

If nothing else works send check as gift to me to get deposited in USA bank here :)

I hope you understood my this comment very well :)

Rule is that you have to gift me this money. In USA upto $14000 can be gifted to any one from any one tax free. Without declaring gift this amount will be taxable income to person receiving it in USA. Also make sure 100% check is from authentic online business. Too much fraud online and checked issued online. Check return fee is as high as $35 and also messes up persons critically needed credit history.

Thanks to all for the replies, I am responding to all of you in order.

@Aslam bhai Yes, most of my income is from Google. Can you please tell me name of that bank or branch? Maybe that works for me too.

@Mughal sir Well, there is the issue self employed. These banks are bluntly telling me that we are not accepting freelancers. Proof of income or proof of business needed.

@User All of my income is from the biggest tech company in the world, Google. And talk about taxes, this is infact my tax refund check. CMY sir would know more about the form w8 ben. I kept working as a freelancer for years and kept paying taxes to the IRS. Now this is my tax refund from IRS, I am sure CMY sir knows about this stuff.

@CMY Sir: I wish I could gift, but the check is under my full registered name. Is it still possible to gift.

And yes, legal income, proofs available, this check has been mailed to me by IRS itself, after a lot of hard work you know. It took me 1 year just to obtain my ITIN. I am sure you are getting the idea what it is, and how it has been done so far. I even have all the records and documents sent to me by IRS.

@0030... Thanks brother, seems like I am not alone and there must be some way.

@Aslam bro: Seems a great idea if it works. Probably the best. Thanks for the suggestion.

Lastly, CMY sir if I do get it deposited here in Pakistan, ye FBR waalon ko koi khaas takleef to nai ho gi. As you know even telling these people what online earning is, can be a mighty might task.

Also CMY sir, while sitting here, can I have an account opened in US. Even any small bank would do. I have asked banks in UK and US, they tell me that if you hold an account here, you can mail the check to someone in US or UK. I can post to you if thats the case, and then that person has to deposit the check to that bank in person. So, is there any way I can open an account in my name sitting here.

Thanks all.

The Task is Not Going to be that easy for excise. To Houses they can throw Challan Forms and then Owner goes to office and bargain with them, Plots they cant find Owners especially outside Housing societies areas, some of the owners have died 100 years ago and still family did not do inheritance division.
From Regulated residential societies they can get record of Owners and Postal address and issue Challans,
One can wait one or two years Max you will have to pay together with some 20% Fine, But whole issue is so sketchy that it may roll back.
I will wait some time till some notice arrives, any way in regulated housing areas wrong ownership entry cant be issued.
However I will eqest the valued forum members to keep updating

AHMAD HASSAN® replied on Sunday, September 11, 2016 08:23 AM PST

And those who have not to sell?? I guess then they should make this Formality before selling only, why they are bothering long term holders or inherited Land.

HussainD® replied on Sunday, September 11, 2016 04:27 PM PST

Nothing else than a new avenue for corruption. I recently did a transfer in LDA Av-1 and was asked to bring NOC before receiving the transfer letter. Excise people are receiving anything between 3K and 12K for a small piece of paper called clearance certificate. I had to pay 5K. They are jumping in excitement as it has opened a big avenue for "extra income" for them. So far, no record checking, no verification, just negotiate the amount and you get the paper in 5 minutes. I am not sure it it ill bring any extra revenues to the govt but it will definitely bring a lot of revenues to people working n excise dept. Just sharing my experience.

Remittances high in August

KARACHI: Overseas Pakistani workers remitted $1,761 million in August 2016, which is 15.3% higher compared with the amount sent home in the same month of the previous year, according to data released by the State Bank of Pakistan (SBP) on Friday.

This is in sharp contrast to what happened in July 2016, in which remittances dropped by a significant 20.2% compared with the same month of the previous fiscal year, prompting some analysts to warn of an imminent balance of payment crisis if the trend continued in coming months.

Paksitan or Dubai: Where is more potential for future gain?

:1) :1) :1)

Pakistan is Resilient. Dubai is Vulnerable.

Dubai developers are delaying delivery of previously launched projects to prevent market from crashing due to oversupply. But still they keep launching 100 times bigger new projects. Who will buy those in future from the people buying now.

Unlike before Dubai property in recent years has seen many competitors throughout the world. Dubai is very vulnerable to even a single terror attack (God Forbid, but imagine what will happen to property there just in case), and any financial crisis in Europe or elsewhere. Dubai does not have resources like Pakistan. It's multi level marketing (MLM) Pyramid scheme. Only new influx of foolish investors feeds to the existing ones already conned in to it. When new influx of money slows or stops, investors will go bust or bankrupt. Pakistani property and economy has seen a lot of troubles and has proven to be resilient. Pakistan has a lot more potential compared with Dubai.

Most of these properties people are buying now in Dubai will go to minus due to the continuous over supply. Only the vested interests of Dubai give you rosy picture about Dubai property. All independent sources in the world are predicting imminent crash anytime soon.

If you compare the charts of Dubai and Paksitani Stock markets, you can see future outlook, and the growth potential very crystal clear. Just do some research and find out why companies in Dubai are laying off their staff like crazy overnight. They know what's coming their way.

Most of the logic presented in favour of Dubai investment is flawed. For example, someone mentioned here that Dubai is good place for people to retire. What a joke that is. Dubai is probably one of the worst places to retire with its extremely hot weather, very high cost of living and half cooked hypocritical laws and rules. How often do you see any old people in Dubai. You mostly just see the exploited young labour or working class everywhere. There are a lot of much better retirement destinations around the world with great weather and reasonable cost of living and rules/laws.

Penalty for delays? Why Dubai’s new home owners are not moving in any time soon

DUBAI: “But where’s my property?”

The many who bought into the great off-plan launches Dubai realty saw from 2012 are starting to ask this question of their developers … and probably not getting much by way of a reply.

For them, the long wait continues for their properties to be delivered.

It is widely estimated that only 60 per cent or so of these launches have gone through the handover process.

And it’s starting to tell on the annual supply of newly completed homes in Dubai. This year, the market would be lucky to see another 8,000 odd units get delivered.

In the first seven months only 18 per cent (4,769 units) of the estimated 27,000 units have been handed over, according to data from Reidin-GCP.

Clearly, Dubai’s developers — especially in the private sector — are in no rush to see off their existing projects.

Delays, obligations unmet

Worse, they could be slipping back into the habit of project delays and giving not much of a heed to meeting their obligations to buyers.

For the greater good of the marketplace, this tactic is not much of a help.

“Supply numbers have consistently come in below projections over the last three years — and this year are expected to be the lowest in four years,” said Sameer Lakhani, Managing Director at Global Capital Partners.

“It appears that H2-16 will have the same to slightly lower deliveries as during H1 (4,700 units plus).

“In contrast, 2014 saw roughly 18,000 delivered and, in 2015, it was slightly over 11,000 units.”

But, according to developers, controlling supply is the only way they can respond to the tightness that took hold of the property market since mid-2014. Their contention is that limiting supply will ensure property values will not soften too quickly. Also, with their cash positions under stress, there will be a natural impact on project schedules.

Again, this is not indicative of the whole market, as the consultancy Core Savills notes in its latest update on the Dubai situation. “… a few top developers delivering key flagship projects have stayed relatively on track to their delivery timelines,” it states.

Also, developer concerns over excess supply destroying values do not seem to hold water. The market has seen a softening in values and not a crash as was the case in 2009-10. All of the established locations — Palm, Dubai Marina and Downtown — can take these corrections in their stride. And existing investors there have not hit the panic buttons.

Not just that, developers — government-owned and private — are still launching. It’s been just days since Nakheel announced the Palm 360 hotel and residences, and where the apartments — including 12,000 square feet penthouses — will carry a super-premium tag.

And then there is the construction giant Shapoorji Pallonji, which is marking its entry into real estate development with an upscale residential offering at the Downtown. If these players were so concerned about market response, they wouldn’t be launching now.

And how long will buyers in the older off-plan projects be willing to listen to the reasoning about prevailing market softness and developer cash flows?

Whatever be the state of the market, these investors will still need to make the payment obligations to the developer/mortgage lender.

And when delays creep in, it means their chances of recouping those investments get put back by so many years.

At some point, these investors could lose patience and put up complaints/file cases with the relevant authorities. And unlike in 2008-12, buyers have laws that do take care of their interests.

Penalties for delay

“The introduction of delay penalties, a practice prevalent in many international markets, may provide some relief to buyers — albeit, further impacting developer margins and their ability to align stock with demand,” states the Core Savills report.

For private developers, the situation is thus loaded with consequences. They could also find that the next wave of buyers would give their attention — and funds — to government-owned developers and their launches or ongoing projects.

Such a consolidation of buyer interest on a handful of big developers can cause havoc in private developer ranks.

They will only have themselves to blame if they insist on stretching the handful of projects way beyond four to five years.

The next time Dubai’s property market heads for an upturn, they could be the ones left well and truly behind.

Dubai property is in constant cycles of boom and slump and all are extreme. This I am watching from 1999, Reason of Boom is you can dump as much black money as you want and no one will ask you the source, and Crash is because all market is artificial, UAE Could do better than any part of the world if they guarantee some sort of residence visa with property. So I am seeing one million property goes to 1.7 Million then 0.7 Million, then 1.4 Million and again at 1 Million after 12 years.
Property in pakistan Never Looks Back Like This in long term.
