Does anyone here have info on farmhouses? I am being offered a 4 kanal farmhouse on bedian road @ 22 lacs/kanal. It includes a boundary and a direct road access.

How safe is it to invest in farmouses? I do not invest outside of DHA and am skeptical of the patwari system.

22-25kanal on bedian looks low. There has to be some caveat!

This rate is also available across BRB via barki rd (thats being carpeted) Much better access as compared to Bedian.

Patwari system is tricky, but its a great learning how all this works. If one gets this knowledge, one can do a lot more in future.
Plz just make sure, that you involve
* some1 who has gone through the process in the area
* knows the area and folks there.
Both above should be known to you, as opposed to the middle-men.

Investment returns:
In past 3 years, farm lands (at least on barki road), have given 5X returns and have outperformed other RE types by a good margin. (mainly bcz of vicinity to dha 6,7,8..and market correction)

Yes i saw one at Barki road too - across the BRB canal (like 5 minutes drive from Phase 7 lower cuttings). It was 6 kanal for 120 lacs including 'metal' road as they call it.

I'll probably do a bit more research before I finalize something. Thanks for the tips!

Plz never do as there is no comparison of two societies. although now prices are same but after few years there will be a lot of difference and absolutely DHA will win the race but your decision will be thumbprint.

spring meadows one acre was PKR 4lac in late 2012. Dont know the ph7 block price at that time.
One of the local bourse (stock exchange) member, who had a 4 acre farm, guided my friend (and my friend guided me):

'One kanal will always remain 1kanal for you and for your kids...but 1 acre will become 8 kanals, and later on, can potentially sell on Marlas. Plot buyers will get to understand this phenomena in coming years of their life times when population grows even more'

That member had bought 4 acres on main road of barki, around 2010...in 15-20 lac per acre. 1 acre price on main road is 3 to 5 crores depending upon distance from canal.

Is it safe to invest in remaining files of Phase-9 proper?

Is land available against these files or still to be acquired by DHA..? where will these plots be..?

What about development priority.... is there any chance that development of plot against these files will not be done along with already balloted plots.

Were there any issues with these files due to which these were not included in the last ballot....?

You don't need to worry about the future of remaining files ... they will be as good as the recently balloted files.

1) If you see in the Prism 9 map, there are huge areas marked as "Excluded Area" which will most probably be used for the remaining files. So land is there and already bought.

2) As the Excluded Area is within the Prism 9 map, and not some isolated block, the development work will go side by side the normal plots. I don't believe there would be any difference in its development priority.

3) DHA had to put a cut off date. What I remember was they allowed all files issued/cleared before 30 Apr 2015 to be included in current ballot. The ballot was done in hurry, otherwise DHA would have waited for all the files to be included. No reason to think otherwise.
