Dear CMY and LRE and other people,
How is CCA-4 for investment of 4 Marla Commercial plot?
Plot for around 160-170 will be for how much in 3-4 years time? and when is possesion expected for it?

location as others phase of DHA commercial. Not vote for phase 7 Commercial plot.

As far as
location is concerned, phase 7 commercial is closest from Hyatt or MCB building on Amjad Chaudry Road (Gul interchange) rather than any new Phase 6, 8 commercial areas. Distance from Hyatt Regency to phase 7 commercial Q is 8.6 Km and T commercial is 9.6 Km on Barki Road while distance from Hyatt Regency to CCA-1 and CCA-2 Phase 8 through Broadway is 10 KM and Hyatt Regency to Phase 6 CCA through Broadway is 11.1 Km. Moreover, phase 7 commercial caters to the largest number of residential plots than any other phase but in this country there are many false myths that exist.

This is a fact and you can yourself check this on google maps or when you drive there. Regards.

I Agree That Phase 7 is a huge phase and house construction has already started. But CC4 is dead end of phase 7, no population at other side. You may say that its end of phase 7 boundary. Again my vote are not for investment in phase 7 commercial as compare other DHA phases.
If
location are so good why prices are so less in phase 7 CC4?

Prices are less because market has not realized the potential yet though these have increased around 20% in the last two months; 4 marla commercial file in phase 7 has quietly increased from 125 lacs to todays rate of 155 lacs (see LRE rates today). When i bought commercial in phase 6, similar argument was given for very low prices in phase 6 CCA. In fact this has been true for commercials in Y block phase 3, which were priced lower than H block. Phase 4 and phase 5 commercial were also priced lower and then increased substantially after house construction started. Actually, value of commercial is only when residential has been built; there is no point of having commercial areas without having residential developed and people living in there. On average it takes 7 to 8 years for a phase to get developed and another 4 to 5 years for people to start living there. For phase 7 commercial, 7 to 8 years have passed and it is mostly developed now so now is the time to have huge gains in phase 7 commercial as house construction starts.

Market mostly corrects itself when commercial starts going on rent and then there are huge spikes, which is the reason that investing right now in not developed phases does not make much sense but then very few people think rationally.

Tax on Land Builders/Developers

As per Dunya News Today, There is new tax imposed on land builders/ land developers. It means prices will rise again as it will affect all the new or old schemes. Comments awaited.
