DHA PHASE 9

i am a very silent reader of this forum and i really want to congratulates here cmy, who is the pioneer of this forum and provided us the opportunity to shares our views with each other regarding property matters. I have a one plot of 1 kanal in dha phase 9 and one plot of 5 marla also in phase 9. But here i would like to share some of my views regarding phase 9
prices. As i have seen mostly our phase 9 investors are scared of plot prices after balloting. As you all very well know that phase 9 is the biggest phase of dha now. So, dha will never afford to make this phase as a non-profitable phase for the investors. If it happens than dha will loose the trust level of the investors for their future projects. With due respect, now mostly the dealers(not all dealers) are spreading out the rumors in the market after the balloting of phase 9 that the prices of plots will go down just to panic the sellers and to hold the plots on a very low prices. Whereas, on the other hand these dealers are giving the adds to different newspapers and asking for phase 9 plots and ready to buy on the cash payments. ( What ever these type of dealers say (not all ) is not always the truth, and whatever they hide from the investors, that mostly considered to be the truth). Secondly, the fact of the matter is dha phase 9
files are still available in the market and today rate of 5 marla file is 24.50, 10marla file is 40.50 and 1kanal file is at 58 lac. Now my all brothers just think on it, if the files of the phase 9 is trading today on these prices then how would you underestimate your plot prices lower than these file prices? Thirdly, dha phase 9 town file is trading on 35 lac for last couple of months and you all must know that dha phase 9 town is almost on the same
location where the proper phase 9 is. So, if the file of 5marla phase9 town can trade on 35 lac at a very similar location than how would we expect that 5marla phase 9 plot selling price would be around 25lac-32lac(with development charges)? In my opinion, when the proper market will be opened for dha phase 9 the price would start for 5 marla plot from 30lac-40lac (without development charges).10marla 50lac-60lac(without development charges) and one kanal would be 60lac - 70lac (without development charges). So, hold your nerves as you all must aware that property business is a viable business for only those who are calm and patience. And do not give up your property in an easy way.
Awaiting for your all feedback and comments on my analysis and will highly appreciate the comments of my all dear brothers but on a decent way.
