Today I counted the houses being constructed in Overseas Enclave A Bahria Town Lahore. There were seven homes under construction and two families are residing in completed homes. It's nice to know that there are still people around that avoid interest income. However, I find it weird that you are still looking for a bank to rent out your property. There are better options.

It too Tough to extract Rental income, but I have found that Cost/Retal Ratio is better with Flats and small houses with small portions in populated areas.
On the higher end there is limited market for Mulinational or Chains. Both Fetch good return. Worst Ratio is in thinly populated posh areas where cost is high but rent is little.

There are some islamic banks available, e.g meezan bank that can give good return and also it is not interest. It is my sincere advice to you that dont ruin your money and peace of mind at retirement age, by going for rental/investment property or any other useless business activity in pakistan e.g. stock exchange.

6 Mobile phone shops on ground floor, 1st Awami Market, Hall Road.
All shops are already rented.

Total are 11 shopson this floor. 5 sold. 6 remaining.each size 25 sq ft. with 4 ft wide corridoor. There is double footpath outside the showroom, with wide parking for motorbikes and across road for cars. The showroom is visible from the Mcleod Road Chowk of Hall Road.

*********** 6 shops price is Rs. 12500000. Rent obtained from 6 shops is Rs. 55000.

P trap is an intelligent device which makes sure that water seal is present all the time, which does not allow smell to come otherwise there is horrible smell all the time on the distal end of Pipe, This p Trap should be in all places no matter WC or Tub or basin water. I think you Plumber installed simple pipe and bend to at least one of water out lets. It can easily be Fixed. Just see the diagram to understand the Function of water seal.

It works because most of biological sourced stinky gases like hydrogen sulfide, mercaptans, ammonia and butyric acid arise from non-oxygen environment fermentation. infect the traps are meant to stop all bad smells in sewage line. but this is generally observed that on 1st floor it is difficult to accommodate trap and pipes unless you cast the bathroom slab little lower then general floor level, some time the trap is not placed leveled and water seal stays incomplete and all bad smell bounce back through this trap.

99.99% plumbers and owners understand the value of a trap for WC but takes easy the lines of wash & basin and shower.

While there should be no worry of a trap for a European WC as it has the built-in and a 3rd grade plumber do not miss this in an Asian WC too.

The problem is generally in wash & Basin and shower waste line where plumber and owner think it is not smelly issue but due to the uneven level of trap, water seal does get completed and all the bad smell gets in there fore it is suggested to have a good quality and level floor trap on the end of drop pipe on soppy water before this join to man hole or main sewage line.

Dear Friend,

See if water “SEAL” is present in your WC, sometimes water could be seen but then smell gets a chance to escape from the water. You can verify by adding some water “SLOWLY” and topping up the seal, if by doing this smell goes out then you need to change the seat!

Install a vent, all the way to the roof, just at the “ELBOW” of the drain line, just coming out from the bathroom.

If nothing works, then change the drain lines from smaller size to bigger, all the way to the “MAIN HOLE” at the ground level.

I had the same problem and only I know how much I struggled to solve the problem!

Owais if it is a newly built bath I assume plumber did put a P Trap on drain line for toilet. I suspect either there is no P trap on one of floor drains OR its cracked or getting dry due to water eveporation and generation smell from that drain line AFTER water gets evaporated with time. Smell disapear f some one run some water on floor drains during normal cleaning.Make sure you run some water on all floor drain every week. If you don't run water on all floor drains make sure you run water first in all drain and than put some cooking oil in drain at last. Cooing oil on top of standing water will not let standing water to evaporate too early.

Every place where you are going to connect drain to sewage line must have a P trap in place to keep smell in main holes. Even if it is ground floor drain in open area you MUST install P trap there.

Owais, the main source of such a smell is Floor Drain usually.CMY is right that they often get dried off and water seal is no more there thus allowing the bad smell.However putting oil in the trap is a real tip but let me say that violation of plumbing codes too.Also make sure that your floor drains are not floor gulleys, ie no other drains are connected to your floor drain.Secondly make sure all of your plumbing fixtures do have P-traps and most importantly vents.Let me also give you a tip of the day.Put a Backwater valve on the main sewage line that connects with the manhole.Its mother of all solutions believe me.Have a good day.
