Dear Esteemed visitors of the Site.
Today a meeting was held at Community Center Islamabad for seeking consent of AGOCHS members to merge AGOCHS into DHA. With great enthusiasm, the agenda was agreed.
Some good points of the meeting.
1. DHA will charge development cost at easy installments payable in each quarter.
2. The formailities of tranfer will take place within 10~12 weeks means the transactions would be restarted within three months.
3. The location of plots will by and large remian the same with slight variations due to redesigning of layout.
4. Although not firmly committed, AGOCHS may become part of DHA-II and not DHA-III. In fact it was announced that the DHA will renumber its all schemes. DHA-I Ext and DHA-II Ext will also be renumbered.
5. The development of AGOCHS will be undertaken by DHA very soon i.e. immediately after the new layout is prepared. (My personal opinion is that it is due to fact that DHAI is planning to launch DHA-III in near future). Since the passage to DHA -III will be through AGOCHS, they have reason to starts its development very soon.
Bad points.
1. DHA has not announced the expected development cost; a very starnge move. Resultantly, the market has not picked up its pace as was earlier expected.
2. DHA rep did not firmly commit to announce AGOCHS as DHA-II but certainly announced that it will not be DHA-III. Then what will it be???? Will it be like Park View or Air Avenue???
3. All members of AGOCHS will be chraged as Rs 27,500/= DHA membership fee.
4. Against 3500 members, only a few members turned up. While the investors may be owing a number of files, still the turn out was not as large as expected.

The arrangements at the Venue were pathetic to limits. Small hall with ineffective ACs. No mic for the audeience to ask questions.

I member ship against 3 plots i.e if any body have 9 plot,he will pay 27,500x3,the price will pick up after clear picture mean 4 to five month,i told so many tomes from this forum that to invest in agochs and firt time i break news that agochs11 will be the part of dha,on my advice so many people contacted me from out side of pakistan and purchsed plots 1.e.

MR observer the site of scheme is very important,as also describe by dha presentative in meeting,that site of agochs is very good in front of comercial area of phase11,side amar and on back express way,the plot in ftont is 50 to 80 lacks,in zaraj which is not part of dha is 30 lack for 10 marla and it was the last aprotunity for investers.

Even if it is merged with DHAI, one also needs to look at on what terms DHAI agrees to merge. Who knowns DHAI merge AGOCHS 10 marla for every one kanal plot in AGOCHS. Like DHA in Lahore did for Ravian Society (in Ravian case it was 5 marla for one Kanal).

Don't rush to buy just because DHAI and AGOCHS is talking about merger.

Possession at Bahria

I have got a 10 marla plot in shaheen block, Bahria, Lahore and intend to start construction there.Could anyone please tell me the steps required in sequence to proceed with the construction.Please note that i live abroad and is it possible that someone on my behalf can carry out the procedure.Also how long does it take normally to acquire possession after applying for the same.Is it mandatory to start construction within a certain period of time after having ground possession or there is no such compulsion from Bahria.Has Bahria kept some charges for it and once ground possession acquired, will it elevate the cost of the plot by any margin? Tahnks

laymans reply:

I also have plot in Sector B bahria lahore.
1. Possession should not take long.

2. you need to get approval of your map/construction plan from bahria and i dont know how long it takes. You have to comply with their regulations

3. there is a time of 3 years to build your house after you get possession

4. There is no additional charge for the house vs plot. They charge you masjid fee and security even on plots

People, Please correct me if i am wrong as this is what i know / believe.

DUBAI - Overseas Pakistanis residing in GCC states remitted greater than 26 per cent foreign exchange to the country by sending $3.32 billion in the financial year 2007-08.

According to statistics released by the State Bank of Pakistan (SBP), the central bank, remittances from the UAE exceeded the $1 billion mark for the first tim.

Dubai contributed significant share as the amount remitted from the emirate stood at $761.24 million followed by Abu Dhabi ($298.8 million) and Sharjah ($28.58) million.

$6 billion mark: Banking officials in Pakistan told Khaleej Times that remittances reached $6.45 billion on strong inflows from the GCC region.

"GCC contributes 48.52 per cent in total remittances and this year inflows from the region crossed $3 billion for the first time," they said. Last year, remittances from GCC states exceeded $2.5 billion mark.

Saudi Arabia ($1.25 billion) and UAE ($1.09 billion) remained on top by keeping strong inflows to Pakistan, while other GCC states - Kuwait ($384.58 million), Qatar ($233.36 million), Oman ($224.94 million) and Bahrain ($140.51 million) - also contributed significantly during last financial year.

Single largest contributor: Besides GCC, inflows from US and European Union also remained on higher side that helped Pakistan to receive all-time high remittances in last financial year. The United States is the single largest contributor in remittances as overseas Pakistanis in US sent $1.76 billion foreign exchange in 2007-08 as against $1.45 billion in 2006-07.

Remittances from European Union amounted to $635.51 million in which United Kingdom ($458.87 million) contributed the major share.

Moreover, inflows from Norway, Switzerland, Australia, Canada, Japan and other countries recorded negative growth as remittances down 10.82 per cent to $726.29 million in 2007-08 from $804.91 million in 2006-07.

Highest monthly inflows: Workers' remittances recorded highest ever increase in March this year as the inflows surged to $602.21 million as against $520.24 million in March 2007, reflecting an increase of 15.76 per cent.

However, in terms of percentage change, remittance inflows surged 42.35 per cent in January ($557.07 million) this year.

Remittances registered only 0.85 per cent growth in December 2007 when the country received $479.26 million as against $475.21 million in December 2006.

Talking to Khaleej Times, a senior official at a local bank said remittances remained high in recent years and inflows are likely to maintain the present trend during this financial year as well.

British Indian Rupee-1917

The power of this rupee that 1.5 acre of land in chichawatni was sold for only 1 rupee on 06/01/1918 by Rai Ali Akbar Khan. Now the same land is 7 lac per acre so we can say that 10.5 lac for the same piece of land. Does it mean that 1 Rupee= 1.05Million

Not necessarily. Here is the reason. In 1918 there were fewer people and vast uncultivated land available all over india. Chichawatni back in 1918 was just like a small town/village. Chichawatni was like a small town in Baluchistan today, where vast tract of land is available in some cases at Rs 30,000 per acres. Small town in Baluchistan may not be the best comparison but you got the idea.

Today’s, Chichawatni is a lot different than what it was in 1918.

It depends significantly upon what measure is used for value comparison over time.

Rupee used to be a silver coin containing around 11.5 grams silver for most of time since it was standardized (by Sher Shah Suri, in my opinion an exceptionally wise ruler). By today's
prices of silver, that old rupee would probably be worth around 470 rupees of today.

However silver had significantly depreciated in nineteenth century and if measured in terms of gold one can say an older rupee (during Mughal period) would probably be worth around 1500 rupees of today.

One may also use other measures of comparison like a basket of average daily expenses, or value of working hour averaged over wages for skill levels multiplied by their respective proportions in labor force. The value would be somewhat different by such (I think relatively more realistic) comparisons.

One may get some insight to the finance and economics of historic times at following site.
