A Short Term Seasonal Investment Strategy

Although real estate should generally be considered as long term investment, here is a simple, passive, and great short term investment strategy based on seasonal price variations and Supply/Demand trends for Pakistan real estate:

1. Buy in July/August

2. Hold for Six Months

3. Sell in January/February

4. Wait and do your home work/research for next five to six months

5. Go to Step 1

This short term strategy has almost always worked.

REASON: Summer in Pakistan is essentially depressing time for everything. Demand for property rises in Winter/Holidays/Eids/Festivities season. Follow the natural seasonal cycle along with good research for best returns on your investment.

For reference, this forum has historical
prices for July/August (add some skew/margin error/Islmaic calendar adjustment), and January/February for previous three to four years. Prices tend to peak in first quarter of the year, and tend to bottom in third quarter. Moreover, your RESEARCH and HOMEWORK are the keywords here. This is not blind investment strategy.

Seasonal edge is about TIMING only. There is NO FREE LUNCH. It's not a one dimensional world. The Quality of your investment is more important than timing.

The Quality of your investment depends on your research and detailed know-how of what you are investing in. Don't expect guaranteed result if you choose to make a bad investment. Your timing can't save you much if the quality of investment is bad.

There are hundreds of choices. You have to do the grading based on parameters you prefer most and consider of most value. If you do your research from Feb to June (~ five months), you can narrow down some fundamentally sound investments which are well below their worth. Buy during July/August period for best timing of the year to enter in good investments (for short-term perspective). (BTW, this does not mean a good investment cannot be made at other times. If you have a keen eye to spot good long term investments with good micro-timing any time can be good time for you.)

Salam,

Does anyone know about the design restrictions of future homes in BT phase 8 (ISB). Although, I know this the case with all other projects of BT, however, with BT phase 8 there has been no mention or any literature explaining this.

I would grateful for any information.

could you please advise me about what to do with the 5 paid 1 kanal State Life Files. Please give me your comments. Should i pay the rest of the amount and get 1 kanal or should i reduce this file to 10 marlas. If i pay the rest for one kanal, I have to pay the delay fees. Please give me your comments.

Ifti Sb my sincere advice to you is that you should convert these
files in 10 Marlas, the fine will be waived off as u have paid all the 10 installments of 10 Marlas Plot. Secondly, if you can afford to pay the amount, then meet Mr. Mubarik Ahmed Malik, he will waive off all the fine in case you pay all the next 5 installments. Pls meet the president only not any one else, because his staff is corrupt.

Please guide me
Which sceheme in Islamabad is best from the point of view of distance form Zero point, safety and facility infrastructure.
PWD, Korang town, Zaraj, G12, G13, DHA, Bahria or any others.
I am interested to buy a plot of 1K for living. I would like to start construction within two-three years.
I really appreciate your help.

Dear Sir: I suggest that you purchase a plot in the AWT Housing Scheme at Sangjani,Islamabad. I am a sure that you can construct your house there within the next two/three years.This housing Scheme is fully developed now and it was probably started in 1995 or so. I had visited this housing scheme a year ago and found that this housing scheme has all the amenities except the sui gas which was likely to be provided by the concerned authorities. I have a plot of ten marlas over there in its G Block .This is a corner plot and I suggest that you may visit to this housing scheme before making any decision. I hope that you would find this housing scheme best for you.I can offer you this plot now and my demand is Rupees Thirteen lacs only. I have some problems in both of my knees and that is why I wish to sell it otherwise I had an intention to construct my own residence over there.Thanks and best regards,

I have following to add after Mr. Ahmed mail :

1. The price of AWT Housing is lowest among the housing schemes present in the area. It is developed and all NOC are obtained. The plots are ready to be constructed

2. DHA, PWD, Korang town, Zaraj and Bahria etc are now very expensive as Investors have bought plots in the scheme.

3. After the construction of new Airport all housing societies surronding the area will become expensive due to heavy demand.

4. NOC for many housing schemes in the area near the Airport are rejected by CAA, CDA and RDA. Please confirm the availability of NOC before making any investment decision

5. AWT is safe as it is backed up by Army Welfare Trust, a sound organization of Fauji Foundation, with all legal formalities complete.

Is it worth holding?
I visited the site.Development seems good but it is miles and miles out of Lahore
