What to do? When to buy?
Wait till end of Ramadan will be my choice in current market conditions.
Friends I believe DHA 9-10 will see Rs 15 to 15.25 lacs soon because it went through to down side of some critical support. I also think DHA 8 proper will lose more value and "MAY"sell near 35 to 37 lacs range because about 6000
files of civilian quota DHA 8 allocations are in market. But same number of files applications will have to be called for Army personal allotments just like DHA 6 and DHA 7 at ballot of DHA 8. Until now you have about 6500 files in market but at ballot time you will have about 12000 files alloted and converted into plots. Now people who bought these files at or 80 lacs are not going to sell them at loss soon( No one in Pakistan is willing to take a loss in property unless they really need money). But now imagine a military person who will get a file free of cost and only will have to pay for development charges. How long new military quota allottee will wait to cash in this free gift?
Anyway 40 + 12 lacs makes DHA 8 proper file to plot. How much more room for growth a DHA 8 undeveloped plot will have at current price of 52 lacs. DHA 6 many plots are far cheaper now and these are ready on ground plots. At least with DHA 8 Parkview files 31 + 12 lacs will cost you a 1 kanal full paid plot in 43 lacs. You get some room to have handsome return.
Discloser: I don't have any personal files in DHA 0-10 or Parkview or DHA 8 proper to sell. Not many people will agree with my points but let wait and let the time decide who is right or wrong.I dont like to see market go down. It dont make me happy or help my business but I cant close my eyes as they wont help market to stop its free fall. I am just guessing what is going to happen in short term due to recent events around us like bomb blasts, un stable Govt and bad economic situation etc. I could be and have been wrong in past so plz don't make any buy sell decision just based on my posts. Please do your own research and take your own decisions after full research.
