hi all friends salam i just found this site by chance and i think it is very use full for people like us cuz to avoid all frauds going on in this sector and risks for some one who like to invest his income and finly tail lagwa laita hai i was redy to buy a plot in university town islamabad before there massive compaigne on tv for last date and thx for all information i got,and recently i have invested in EDEN ABAD with out having any information while my tour in pakistan i would like to have some information if investment there is good cuz i have no idea of expending lahore i would like to have some real information before further investment thx if any brother like to any my questions ALLAH HAFIZ

Hi Abdul, well i was so close to pay for the plots in university town islamabad project, till i read some negatives. Could you share that information with us.
Staying abroad and not been able to visit in person is a big disadvantage for overseas. Please let me know if university town project is worthed or not?

I dont want to undermine those who genuinely give but there is another aspect to it.
Donating part of your income reduces your income taxes and carefully calculated donations sometimes increase the Net income instead of decreasing it due to reduced Income/Corporate Tax rates and reduced taxable income.

Thank you for appreciating the information about "Sialkot Airport & Housing Societies", especially I am really thankful to Mr. CMY for his kind words. I have never met or talked with him but he has been my mentor for the last couple of years. I gained a great deal of knowledge about property business from him and other participants of this forum.

Here I would like to highlight a very serious issue plaguing our society, that is, the use of agriculture land for housing societies. I am neither a farmer nor I have any financial interest in any agriculture land in Pakistan. I just wanted to express my concern about the shortage of wheat, rice and other food items and what misery we are going to face in future? Why Atta seems to become "ah, taah" day by day?

It is very sad to see the most fertile land on earth is going to be dumped under housing societies in Sialkot around its airport. This is happening all over the Pakistan. In Lahore, DHA, Bahria, and other societies are built by destroying agriculture land which was most suitable for agriculture, and which used to be vigorously cultivated. The area around Sialkot airport is that land on which rice and wheat were grown for centuries, especially world renowned basmati rice. Many Indians companies sell rice originating from this region under their brand names. The taste of rice developed naturally without adding artificial ingredient for taste and aroma. It is a gift of God. But we are cutting the same branch of tree on which we sitting. The per acre wheat yield was among the best in South Asia. Now on very piece of farmland near Sialkot airport, there is a board of some housing society.

It is a need to build airport for progress and it can not be built on high-rise yet. However the need of people for housing could be met by high-rise flats and apartments like Karachi. There should be new cities, which can be raised but it is not as easy to find alternate for farmland or there is one? World is saving its agriculture land and we are bombarding it with housing societies. Just look at Japan that built skyscraper to save rice growing farmland. One of the most difficult things bureaucratically in the west is to construct on agriculture land even a toilet.

Against my point, it could be argued that there is vast land lying uncultivated in Pakistan. This logic doesn't give license to destroy strategic assets of the country.

If there be a pressure group, organization or if we individually or collectively pressurize the government to stop issuing NOC's for housing societies on most fertile land on earth and create awareness among the people about the importance of safeguarding the vital asset of our country, the agriculture land, from destruction in the name of development, it will be service to you, to us, to our future generations and to this country. Please act before housing societies become housing suicide!

I am 100% with you that instead of destroying very agriculture land, Government and People should seek alternative approaches to build residential areas.

Please be very carefull .Donot buy any property without any NOC. Donot beleive any assurance from ant housing project,ask for all NOC.Here is info about University Town.

All the Builders are required to obtain the NOC from CAA. M/S University Town not yet approached CAA for NOC. Our Project Directorate has asked University Town to apply for NOC alongwith NOC from Ministry of Defence. For other query you may approach MOD for authentication of the project.

I went to actual site of Univesity Town to buy a plot and found the following:-

1. It is situated at 8 Kms on left side of Motorway while heading for Lahore. The only way to reach the Town is a small bumpy service road runing along the Motorway.

2. The Clause No.2 of NOC issued by RDA to Unversity Town states that the Khyber Housing project is to seek NOC fron Civil Aviation Authority before commencement of any develoment/construction. When asked for NOC of CAA, the Markting Staff at the site was unable to produce the copy of same.

3. The markrting staff at site gives berief to general public that a direct access will join this project with motorway in near future. when I asked from Natiional Hiway Authority they denied giving any such access.

4. In view of the above I gave away the idea to invest in University Town. Please do your own research before any investment and do not get alured by massive advertisement of Star Marketing.

Please rely on the already developed housing schemes in the Area like :

1. AWT
2. PAF
3. ECHS
4. Margalla View

Whenever you invest, make sure that the land physically exists and not present in the papers only with all NOCs.

This area around the new Airport is going to develop very fast as the construction on the new Airport is going on, and it is expected to start operations in 2010 Insha Allah
