DHA Phase 7, CCA 4
In above commercial area DHA have added more than 200 commercial plots (now total approx 700 plots) which makes it biggest commercial area in whole DHA ( proper) how it will impact on the prices of CCA 4 commercial plots

This is a game changer for not only Phase 7 CC4 commercial prices but potentially also the lower block cuttings towards CC4 of residential also.

Generally prices fall when supply increases. However there are some exception to this rule and this is one such brilliant example. Here is the logic behind it:

When a commercial becomes this big, it actually gains more interest from all sorts of banks, restaurants, coffee shops, whole sellers, retailers and brands due to the sheer size of the market. Smaller commercial hubs have lower value in general and large commercial hubs have much higher value in general (when the market matures/plazas constructed and businesses establish). Small commercials might not have all brands, all banks and all eatries. But larger commercial hubs have a general presence from very major chain of business.

So its time to enjoy for phase 7 commercial holders in general and cc4 holders in particular :)

Mr P7 & Shah, Please tell us how many residential plots are there in phase 7 ? Which other neighboring colonies can be dependent on these 700 plazas? Thanks

Phase 7 residential has around 29,000 kanal plots and is one of the largest after the addition of new cutting areas then there is proper 18 hole Golf club Defence Raya 1350 kanal, knowledge park with around 9 universities, kidney and liver center etc.

Shah Sahib, do not you think knowledge park will have its own commercial area which will meet its needs ? knowledge park is a Punjab Govt project which will carter for all its requirements. If it is so than ? Actually i was thinking that this much commercial area of phase 7 is too much for its needs.

If your look at the google image, the land reserved for knowledge park is hardly enough to cater to multiple universities let alone a big commercial centre within that land. If anything other than actual university campuses is to be built here, govt would (or at least should) plan for hostels with maybe few shops like fruit shops/tandoors etc but brands and coffee shops and banks and entries can't be built here unless govt is planning for only a couple of universities here (in which case this is not a knowledge park by definition but just a couple of university projects that I highly doubt).

Just compare the PU area or LUMS area on google map and then compare it with the land available next to phase 7 Z block. Remember to discount the land where kidney centre is now already being built and you will get an idea of how much land is actually left for universities.

Also remember that a road is planned next to BRB with entrance from bark road next to CC4 all the way to rohi nala as per last year news given by CMY. This should be the most direct and convenient route to this knowledge park.

There is a reason phase 7 commercial went from 160 in Jan this year to 250 in 4 months :)

As per http://hed.punjab.gov.pk/lahore-knowledge-park area reserved for the knowledge park is 852 acres or 6816 kanals. I think this much space would be enough to build at least 8 to 10 university level educational institutions along with all allied facilities. The knowledge park buildings would be at least 4 to 6 storied. Old timer universities were built horizontally on large spaces but now the trend is upward or vertical where less space is required.

DHA phase 3 commercial is catering to half of the lahore not only phase 3 residents, you never know Phase 7 can be that big too. :)

I have heard from a property dealer though don't know how correct it is that there is planned food street besides CCA-4 Phase 7 between BRB canal and CCA-4, empty space that can been seen in map
