I'm not sure about the reason always but quoted price is very low in comparison to whats happening in the market. The above plot can be sold easily close to 360 Lacs as the price for inside OC touching 450 Lacs. People are trying very hard to find something for Oval complex and Zone-1 commercial without any success as no body is willing to sell and price is increasing on daily basis.

One will be glad if he could make a deal for such plot even at 350+. Problem is how to find one?

This is a technique to divert both buyer and seller towards them.. how?

simple, if you are a interested buyer and trying to know the true market rate of the plot, they will quote you a low price to demotivate you from other dealers..

If you are a seller, still they will quote you a low price, so if you come to them for selling, your expectations are low and you will sell dirt cheap. They will find their beloved investor with a deal of 70/30 on profit and will just crush you in one go..
