Dear All,
Property rates over recent days have significantly and unrealistically gone up. I believe its a very good time to sell your property but certainly not the time to buy. If anything bought now will take 2 to 3 years to come back to same level of prices. This unrealistic uplift in market I believe is primarily due to dumping of hard cash by corrupts in property market after recent raid by LEAs in Finance secretary of Quetta's place.
The property market has not witnessed such an enormous rise in transactions ever as in recent times which I believe is a temporary phase and will settle down in 2 to 3 months time.
Like most of you I am also interested to invest some of my hard earned money in property but somehow reached to the above conclusion, decision is yours, kindly study market/ trends/ facts in detail before you take a decision to invest. Z.F replied on Friday, May 20, 2016 06:58 AM

Its better to buy plot instead of waiting the rates will come down. i have done this mistake in 2010 in DHA Town. the file price was 7-8 Lak. and now u can see the price. |

Bhai in my 10 years Experience these prices r not on Peak still there is a charm to increase more if u see prism u ll find there is a jenuine Reason behind to increase its prices due to LRR nd its own Development Work if u see on Raiwind Road societies there is also a jenuine reason behind due to mega projects is goin on at that side overhaul the rise in property in Lahore due to mega projects nd Govt Serious intention Towards Lahore |

In real estate a sealer is always a looser as property price always get appreciated with time. Some people stay lucky they get quick profit otherwise in general it is long terms game. I am not convinced very much that commercials are good buy. Commercials are linked with population and to buy in barn land which will take ages to get populated, It is not worth, for me it makes no seance to buy commercial. But for sure if you are investing for long terms and for grand children it is fine. Average location plots in Prism are having lots of potential to gain and their prices are purposely kept low to buy cheaper. Hold it if you can or buy them if you wanted to invest.This is what I would suggest. good luck |

Prices may fall temoporary but if talking about 2 to 3 years down trend, then sorry, in most cases these prices will shoot up further.... |

Overseas has major share in Pakistan property market. Many countries putting limitations on outgoing remittance with charges from next month. SA already restricted expats to go on leave more than one time in a year. Also black money is being white before budget. All that impact on price after June 2.There will be no buyer after budget. |

@Ahmad Hassan: There is no such restriction in saudi arabia, as of today, to transfer money to home countries. In addition, it was only a rumor that Pakistanis can visit Pakistan once a year. It was already clarified by saudi government. |

Remittance restriction is in other countries. Current recession is about to reach in South Asian countries |

I agree with Farooq there is no restriction either of sending money or to go out of KSA aa many times you want..However due to current situation of Saudi economy and jobs cutting for expats there is downward trend in remittances esp from GCC. |

Recession started in 2008 and now is the time that recession is ending in European and American markets so our country is fine. Also oil rates are going up and stabilizing. There is as such no remittance restriction in North America |

Mr Ali, from may 15 to dec 15 was the best time to buy in Prism when prices of good plots were between 65 to 80 lacs. Present time is a good time to buy in Prism as prices of good plots are between 100 to 120 lacs. These prices will continue to escalate since the Prism development has started and LRR construction is about to start on ground in few days. In 3 to 4 years .when development of Prism is completed or about to be completed, it is expected that prices will reach between 250 to 350 lacs. So at present Prism is a good opportunity to fetch handsome profits in days to come. Good luck to Prismers. |

The largest source of remitance in Pakistan is SA and all other GCC countries. North America has share only $ 2.5 Billions. Recession didn't end yet. |
