There will be no chance of having price crash or correction reason because it was already under priced, don't see the way as 1 lakh increase on each day, file was undervalued before and now its going towards right direction and correction. There is no correction needed in Multan DHA. The only way it needs correction to go higher and higher. If you compare Multan Dha with adjacent towns then you can see it was badly undervalued which it needs to recover now and this is the time where this project is moving forward after long wait.

first of all no need to compare , it's just undeveloped land 450 km away from dha lahore a chapter of it , nothing in it's surrounding beside a university and so rural area , living can be there troublesome even after development and right now it's just barren land , and without any reason price is increasing totally unfair

P.S : in short i am few lac's short so talking bad in fear that prices do not increase more sooner and i again miss the channce :) :/

Syed Sb respect for you being honest in your last sentence. And let me make correction here Multan Dha is not in rural area as I have visited several times before purchasing it is surrounded by populated area. All new towns and societies already existing there. So realisticly chances are Defence Multan need to catch up the prices with its adjacent towns.

Dear Syed, I am from Multan and I know the worth of that area, this is the only area in Multan where all new housing socialites and development are being made. While siting in Lahore or Islamabad and criticizing on other cities is not fare. Batter just visit once that site and than make your comparison and "pinching analysis" accordingly.

You are right. This is my first ever investment in property sector in Pakistan. I have read each and every comment made by you in discussions with Ekrar and finally decided to buy DHA Multan ( despite of discouragement from other people on this forum). You are right about the file being underpriced. I had an option to buy 5 marla DHA phase 9 J block in the same price bracket but glad I took your suggestions and bought a file at 32. Would be nice if you answer these questions:

1) What time/price should short term sellers sell the file.

2) Where do you see the price after Eid/Launch.

3) How much will it gain after balloting?

4) Is it worth it to keep it for long term or should I move my investment to somewhere in Lahore due to developments happening there in Raiwind road societies.

Thanks again for helping me to make a decision to Enter Multan in time :).

Nabil I am very glad that some has been benefited because of my post. I was always been silent reader of this forum from several years as I am based in UK and always interested in investing in property from several years.But this time I decided to spread out my words so people could get benefit with me and it will really make me happy when some one else making money aswell.You gave the reference of my previous posts and debates with other respected members and found it that my opinion would be beneficial for people and it looks like it did worked. Going back to your questions I will rather answer it in one go instead of going through with all your questions.
Margin how much you want to earn is all depends on your target whatever you have set for this investment.
This Multan Dha investment will show you different aspects means you can earn 10-20 etc etc all depends on you . This investment will show you different phases but this is guaranteed but obviously Allah knows the best the quaranteed was profit how much you want to take its up to you. Different phases means it will be increasing always because there is no cheap options in the area where defence Multan is located so it's very obvious that Multan has to have increase in price to minimize the difference with the adjacent towns. How much it will be after Eid do not know if I am saying then probably then I am lying. But one thing is sure prior to ballot it will be around 50 lakhs. This what I can see. After ballot it will get stagnant for atleast few months and then the rise of 30% expected in first year after balloting. It could be more the 30 % increase but I am just giving you carefull figures. So as I said is better to stay in Multan and get the maximum gains which will be 1 year maximum after balloting then sell it and then move to Lahore. After balloting minimum 1 year needs to get maximum gains. Gains still will be expecting before possession but then percentage wise it will be small gains so that time will be the best time to pull out from Multan and move to some where else. One more thing the read post above, where the guy is prdeicting 75-100 I am totally agreed with him. Rest is the LRE plateform which I have no doubt saying running very professionally we need to thankful to these people providing us such a great platform. Be regular reader of this platform CMY the guy who run this always gives sincere advices to all of I rely on this guys experience try to follow his leads, as it is confirmed he is genuine guy helping people out including myself.

DHA Multan is a good investment for sure once it is converted to plots will compete with plots in adjacent societies like wapda town etc. Plots will gain slow and steady up as it depends on DHA Multan team how fast and good development they come up with.
But if these are files, they always go up and down subject to demand and supply before balloting. All we have seen it many times in DHA Lahore.
File rate would probably go around 40-43 lacs +/- till balloting to support Installment plots to be offered at 55 lacs. All those who are expecting cash file rate to be 50+ before balloting, Ask yourself if 2.5-3.0 years installment file would be available at 55 lacs would you be interested to buy cash file at 50 or even at 45+ rate ?
- File Rate will go up or down in June if Allocation files also come in market for short term profit taking?
- NEWS 1 of today (received from couple of LPs) is that few Land Providers and Estate Agents/Traders have files in hand but they have stopped to offer to support more tightness in supply, rather non-availability of files to shoot the files rate up which remained stagnant for long time at 28 to 32.
- NEWS 2 of today, more files will be issued around 30th May, so rate may come down again.
Anyone can confirm by calling DHA Multan +.
Also call few real estate agents in authorized list in DHA Multan website www.dhamultan.org
Its 2-3 years investment project to get better or double return, if looking short term then be careful before investing.
