Dear CMY, Jameel sb, Habib sb, Surfer and other experts
I hold a DHA Town Plot ( near 491-D) evaluated by LRE to be around 55Lac. I am planning to sell this and move to Prism 10 marla, from sometime.
What do you think would be best time to move? Should I do it right now? or wait to see if there is some up-rise in DHA town or correction in prism.
Please advise.

Prism gain is double than DHA Town but later is risk free.
So if you hold DHA Town 50 to 60% gains is expected in 3 years time but if you shift to Prism then you need to add more to reach good plot and Developement charges. but will give you more than 100% in three years. |

Prism is moving up and already a overpriced, DHA Town is under priced, I guess you should wait for correction DHA town will move up just like phase 7 now needs only one year.
Just Imagine you get in Hand 52,53 Now will add 10 and 14 development Charge to get cheapest Plot in Phase 9. if your 5 merla plot becomes 75 in 2 years , 10 merla in Prism will not be 100 lac |

Jameel Mughal Sb. opinion is correct. Right now town is under priced and lot of development is expected in E block of DHA Town in coming future. After one year u will watch a big boom in DHA Town. INSHAHALLAH |

@ Hassan bhai experts opinion's are there for you. I can't challage them although you got an advice from LRE Team also. But the most intresting thing in all those suggesstion are Jameel sb. Confession regarding PRISM that "PRISM MOVING UP". But it is not overpriced in my opinion there are different school of thoughts as mine is always in favour of PRISM. Till now PRISM proved to be a winner and
"In shaa ALLAH" Always will be untill or unless there is another project of DHA Lahore like PRISM.
In my humble opinion its best for you to move to PRISM now instead for any futher wait. The more you wait the more you pay for good location.
There may be a appreciation in 9 town but with regard to standard of development might be bit lower than PRISM due to its smaller units. Most likely 5 and very rare 8 & 10 marla plots.
I have today read many posts of forum friends those who buy Multan only to enter PRISM. Still waiting for good gains in Multan & wants to achieve their ultimate goal to enter PRISM. I pray for all those friends who despiretely want to "PRISMER" Soon they got good gain to enter PRISM.
But dont't delay a lot. I never Compare PRISM with anyother project.
Because "PRISM" is class of its own &
"In shaa ALLAH" time will prove that.

Dear Surfer, what "Confession" the fact is fact, the only disagreement is it is overpriced or not, If prism continues on same pace as it gained in 6 months [Doubling every year] then price near possession will be 128 Cror for Kanal after 8 years. If you agree it is not possible then buyer at this stage prepare for stagnation.
I have been active in Last 2 Cycles of property and know that 90% Chance that a slump will hit with in next 5,7 years. It not due to political condition or economy or XYZ but due to unrealistic gains and profit taking. Slump is the time when people who invested in hype are selling with bitter losses and wise people who know correct worth are buying.
Prism may gain more before correction will happen. |

Jameel sb. If slump hits accoding to your obsevation of 2 Cycles than it hits all phases of Dha including phase 7 In fact whole economy is hit by your self created recession if no reason than unrealistic price is the reason. If that may be the case than phase 8 prices are more unrealistic.
I have never seen your comparing phase 7 with phase 8 why Always phase 9 PRISM?
Bilal sb. No need to get crazy buy it after Correction when it is almost at par with phase 8.
Buying & Selling is person own decission cannot be imposed by forced to buy this or buy that. |

I am surprised that fellow members are criticizing Jameel sb for his unbiased analysis. As far as I remember Jameel sb himself has investments in Prism and he has been advocate of Prism in past few months. But market has changed now. Few months back their was good margin available in Prism but due to consistent increase in Prism prices this margin is no more available. As an unbiased person Jameel sb has rightly pointed out that at this point of time Prism is not underpriced any more and therefore not a best option for investment. He has compared DHA 9 Town prices with DHA 9 Prism. It is very logical to ask that how do we expect prices of Prism to cross Town prices whereas it is same location, same brand while Prism far behind in development and Town is almost ready for houses.
Considering all these factors, it is fair to say that either DHA Town is underpriced or Prism is overpriced. Either Town will go up or Prism will come down. Lets hope it will be first option and Town will go up so Prism prices look justifiable. |

If there is a slump, every single property in Lahore will suffer. There will be no slump that's uniquely produced for Prism. |
