Purchase of property,

Dear CMY sb, Jameel sb and other property experts

I am interested in purchasing a property whose owner has just passed away. As the legal heirs have yet to apply for succession certificate, is it possible to enter into an Agreement to Sell with the legal heirs and pay Biyana.

We have agreed on Biyana of Rs. 4 million. Can This Be Legally done? Please advise if this would be safe and any risks.

Would really appreciate any guidance. Thanks

If you Know History of Family then usually there is No Issue, If You don't know family then Yo need NADRA help, The Owner's Family tress and B Form of Legal Children etc need to be produced, On all legal Documents all legal heir need to sign even on Token and Biana papers , If there is some Minor there will be issue, Later I will advise you to tell them if they want 40 lac Biana then you will register This Biana in Court and you need to pay full stamp papers , two Hundred paper have no value . Make Multiple pay orders payable to all heirs proportion wise.
Transfer can be delayed many months No Matter Patwar Khana, DHA or LDA so be prepared for that.
