Dear brothers,
SoA, there is too much told and wrote about new taxes proving the real estate market correction in my sweetland Pakistan.
But I think, on the contrary prices would rise because of the following reasons;
1) Taxes are being impossed by a civilian Govt which is already in trouble because of protests in the case of Panama leak. 2ndly just 2 years are left to new elections in normal procedure. So this Govt cant afford more opponants by new taxes. Ultimately these taxes would be either eliminated or minimised.
2) The ratio of profit gain in Pak is too high comparatively to the rest of the world. That's who once investing in real estate in Pak, never going out esp.expatriates.
3) New investors are jumping in DHA day by day because of high gain, no stress, no hard work, good reputation of DHA, no fear of Qabza group etc.
4) Comparatively to othet cities Lahore is safer.
5) Infrastructure of Lahore getting better & better because of the head quarter of civilian Govt.
6) Population & housing are rising.
7) Next is Eid ul Adha and winter season which is suitable for many ex-patriates to come in Pak.
Conclusion: Immediately after Eid ul Fitr holidays, prices of Ph.7 would rise day by day. Ph.9, ph.8 would follow.

I think the objective of changes in Capital Gains Tax regarding holding period of 5 years and Fair Market Valuation by State Bsnk of Pakistan is geared towards Black money holders and speculative trading. My view is that there will be a market correction and may be a pause in prices. However, property prices are bound to increase in long run but it will be a slow and steady gain and not over night increases as we saw during last one year. For overseas Pakistan both the amendments in law are good as their money if brought through banking channel is white and normally their horizon of investment is long term. Rest time will tell. |

Rana Abid, thanks for your views regarding new tax reforms and their impact on prices of plots. But your estimation has been linited to Dha sectors. In my opinion the prices in phase 7 dha are not expected to rise further as they are at the level of phase 8, especially sector X and V, prices in phase 7 will require correction and stablize at present or at slightly lower levels. However one may expect rise in phase 9 or 8z. |

Habib sb plz give logical reasons why prices in phase 7 will be corrected or decrease compared with prism or phase8z block. It will be easy for others to take decision based on your logics. Will wait for your reply. Regards |
