Hi LRE i need sincere advice i have two 10 marla plots in phase 7 they worth 78 lacs each ? i bought them for 60 lacs 3 years ago .I think it has been a slow investment in 10 marla .Should i sell these plots n buy 1 plot either in phase 7 or phase 9 1 kamal good location ? sincere advice needed

dont think it will be a wise decision given the current scenario. I think you should hold onto those plots as time of phase 7 has begun now. yu have waited for so long. in present slow market I think phase 7 will continue to be little bit safer option then prism to withstand slump. |

All the properties are going for marginal dip or stagnation, It is better for you to hold as dip will be minimal here. |

With some amount added It is strongly recommended to sell 10 malra in DHA7 to buy Prism one kanal. Your net return in three years will be lot higher. Insha Allah

I agree with both Habib and CMY. I think it will be good to switch but not right now. May be you can do it after 3-6 months once there is some drop in prism prices and increase in phase 7 prices. In longer term (4-6 years) Prism will be winner. In shorter term (1-3 years) phase 7 will be winner.
All said, make a decision after spending LOT of time and doing LOT of research. Best of luck. |

Sir CMY, Can you please give your own rationale expectations on magnitude of the huge returns expected from Prism. I mean that if someone buys a good (not best) plot in Prism in 120 lacs and pays remaining around 15 lacs development charges and with transfer fees the total plot cost will be 140 lacs. So how much expected future value do you see for such plot after three years in Prism? |
