Dear LRE members,
I am an overseas Pakistan and thinking of buying a house in Lahore in a gaited society. My budget is around 2 crore. I am considering the following societies to buy a house
1) Defence Raya
2) EME society
3) Bahria Town Sector B or C
4) State life Phase 1 (although not gaited but could get 15 marla in my budget)
Can you please advise in which society I should buy a house (10 marla or bigger). Can you also advise on any other society which I have not considered.

Thanks for the response. How do you compare Defence Raya with Bahria town. The houses are available in Defence Raya in my budget as well. |

DHA EME is best compared to Bahria due to its location. No load-shedding in EME now. |

I do not know exactly but I think minimum for 10 marla is Rs 2.25 crores as a plot with good location is around Rs 1.75 crores. |

Flex01, You mentioned that construction quality is poor in Raya. I am a civil Engineer and have been involved in the design and construction of houses and plazas. Can you or anybody provide some details regarding construction quality in Raya. |

construction quality of phase 1 in raya was very poor, but for phase 2 (10 marla houses and some 2/1 kanal houses) - the construction quality is better than Askari - although i would not rate it as grade A+ quality.
their structure is well built, but doors and leveling of plastered wall is of low quality. I've seen askari and behria houses where plaster starts falling due to higher sand ratio. Raya is way better than that. |

It is wise if you buy a Qanal land in State life in one Krore and spend the rest on construction. Location wise State life is as good as D H A in less than half its cost otherwise If you prefer to commute one hour everyday back and forth then go for B Town. |

Farooq I dont know the kitty gritty of exact nature of poor construction of Defence Raya, but that is what every one says about it.
State lifer 1 is not a gated community. If u wana consider south side, then Bahria may be a good option, especially if ur family has lived outside Pakistan for a long time. |
