DHA Gujranwala,

Dear Member,
I have been watching the price of all DHA phases/cities. Only 10 Marla/1K of Gujranwala almost have increased, whereas all remaining have decreased.

Any inside news as to what is the reason for it?
Also any idea if it is still a viable investment for short/long term.

BR

brother reason is very simple. It is below 4 million which makes it least impacted by current tax situation

supply is tight. new land acquisition is slow hence less affidavits come for sale

Its a good investment.
I think it will increase in price soon after the pindi bybass overhead is completed and open for traffic.

Does anyone at LRE or CMY provide info about its bolloting

Prices around six months ago:

DHA Gujranwala File 1 Kanal For 26.65 Lacs On Cash Call +923024489001 Or +/11/2015
DHA Gujranwala File 10 Marla For 16.70 Lacs On Cash Call +923024489001 Or +/11/2015

Prices today:

DHA Gujranwala Land Affidavit (10-Marla) , 28 Lacs 20/09/2016 Call Mian Fawad +923024489001
DHA Gujranwala Land Affidavit (1-Kanal) , 38 Lacs 20/09/2016 Call Mian Fawad +923024489001

Prices up 68% and I remember so many criticisms when i kept telling everyone to buy these.

Also in Prism, prices had the highest gain year on year in 'entire DHA Lahore'. Yes the prices have been corrected a bit lately but what goes up too fast, does need some cooling down.

During my visit from Lahore to Islamabad on the way i have a glance on DHA Gujranwala and i think it is situated near by packed populated area so Land Acquisition seem to be difficult.

In the long run after a year or so when there would be no activity like construction of boundary wall or Main Blueward the priced are bound to decrease.
