DHA Phase 6 2marla sector shop?,

Please advise on investing in commercial DHA Phase 6 2marla sector shop does it have potential to grow should i invest in it ?
For good rental income?
For apreciation of property?

@ Dost khan sb. I am reading your posts from last week. You are asking for advice of Investment. I am not a property expert like CMY but lets try to clear few points one by one
1. Set your budget
2. Set your goal of Investment
Residential or Commercial in that budget.
4. Set appoximetly time period in which you want to see your Investment matured
5. Than set good Location in your budget. If your budget is lesser than select small but good location plots. If your budget is okay for your Investment than you can choose larger one also.
Tips:
1. Only select authorised housing schemes like DHA.
2. Must visit before buy.
3. Try make your deal bound through some good authrorised dealers like LRE or atleast make one phone call for assessment to CMY. or any other dealer of your trust "more than yourself"
4. Try your hard level best to make an Investment decission. Because its your hard earned money.
As on above commercial advice:
I Just say one sentence. Instead of giving 5 million own on 2 marla commercial.
Just buy 10 marla residential plot by adding some more money & keep it safe for your Children. That will be more beneficial for you & your children in Future "In shaa ALLAH"

@ Surfer shb Thank you for the guidance. Previously LRE team guided me on Commercial and residential plots that i bought through LRE team. but now i have a deal directly with the owner and in this case i dont really know if i am making the right decision. Hence i am posing question on this form to make a better decision.

I would also like to know the rental value of 2marla shop in Ph6.
Ive heard that a basement is also allowed in ph6 2marla commercial,is it true?
