Bahria town Rawalpindi,

Iam an overseas paki, would like to construct a house 1 kanal ( single story ) in Bahria town or Dha Rawalpindi. I have 1 crore Budget. Is Bahria town reliable gated safe family oriented society ? Any drawbacks or hidden issues ? Anyone can throw some light on it ? Thanks.

I am overseas too and currently in Islamabad area. I have been looking in the same area and it is very hard to find a reasonable deal here. Prices are extremely high. Even though the market is slow. in Bahria you can find a Kanal plot for Crore, but if you budget is all together around Crore then impossible. I have seen some houses of 7Marla around Crore or 1.2 crore.

10 Marla plot in DHA is around a crore or above in DHAI or DHAII

Bahria 1-6 10 marla is around between 80-100 and 7-8 is around 50 - 100.

brother, 1 crore budget is not sufficient for these 2 places for 1 kanal house. You will require min 2-2.5 crore depending on your construction and plot you buy.
DHA is better - more peaceful, access from Expressway is better, cheaper as compared to Bahira, Safety wise is also fine. Good development done in phase 2

construction let alone will cost you around 1.5 crores on top of 1 kanal plot that ranges 85-150 in Bahria and 120+ in DHA Islamabad. DHA, I agree is better. Bahria has advantage in terms of no load shedding.

Go for Bahria phase 8 in E or F1 block 10 marla plot about 42-44 lac.
construct house there.
