Buying a plot,

Hello everybody,

I am interested in buying a plot (10 marla) in Bahria Town Sector C for house construction ideally facing park.
1) What i see through the forum, there is a big range in the price starting from 5.7M to 10M within sector C; why is that so?
2) Should i buy immediately or wait for sometime; whats the market trend?
3) How much the cheapest plot facing park would cost me?
4) How long is the complete transfer procedure?

Need sincere advices from the forum readers.
