House contruction,

Sorry this is a bit off topic, I am constructing a house at the moment we are putting in the foundations , its time to put in the pipes. We are putting in dadex pipes....what will be total cost of piping for the whole house of 12000 sq ft.

Plus would like to know the cost of wood work and tiles ...can anyone help?

For one kanal house 5000 sqft, as per my personal experience, PPR & PVC pipes (Popular) cost close to 240,000/- ą3%. Dadex i guess cost more, but you can have an idea from my cost.

What do you mean by woodwork ? Woodwork includes many items, doors, kitchen, cupboards, cabinets. Are you asking labor rate or material cost ? There are different rates for different items.

Same goes for tiles, flooring & washroom tiles labor rate is Rs. 22-30 / sqft.
For a 2 kanal house roughly labor rate should be close to Rs. 650,000/-

It depends a Lot on the Plan and quality of wood work, Now New MDF Wood work is cheaper and good Looking, Roughly wood work cost you 250 to 400 per foot
Pipes should be of best quality in long run it will not make more than 50000 Difference than others

Waseem/Jameel not labour rate but rather cost in terms of putting in fixtures and doors. I will have 11 rooms in the house so around 45 doors and Chogats , plus another 3 kitchens and a few cabinets. I have budgeted about 40 lacs....do you think that would be enough with labour.

Simiarly budgeted about 36lac for tiles at a rate of 220 sq ft * 15000 +/- some


He is projecting around 60 ton of steel of 12000 sq ft house and says around 6000 bags of cement for the same do you think that is right? I feel its a alot ...he say he will use 26.5 ton in basement alone and 1800 bags in the basement with foundation, jaal and walls and pillars....if that is the case would the remaining be enough ie 33.5 ton and 4200 for the other 2 floors

Few questions more questions :

- The contractor says we will need 64 ton of steel with 26.5 ton being used in the basement along with double jaal and retention walls, does that make sense
- Cement he says 6300 bags isnt that alot?
- Using blocks, how many blocks will be needed any idea
- I am budgeting and I have kept the following for
- Tiles (without labour) = 36 lacs
- Wood (with labour) = 43 lacs
Would this work?

Toles without Labor 36 Lac is Lot Tiles Alone will not Cost that Much Tiles are just 1500 Rs Per Meter or 10 Sq Feet [Medium quality China which you see in almost all shops Gourmet Banks etc]
Similarly I could not Understand wood work 43 Lac You mean Wood Doors etc with Material? That should be more than enough too.
Cement estimate is OK as basement is there otherwise would be 30 Percent Less
You can save bit of Sarya, if you design grid by some experienced Architect, But again I will Tell you Steel and Cement should not be Compromised, Spending 2,3 Lac More gives you lot of extra life to your house and saves you from earth quake Cracks
When you complete all estimate ls share with us hous much yo spent in total

best imported quality pipe is BBJ Lahore , highly recommended , after that dadex , avoid popular and jamal .

Your architect can tell you how much steel is needed. 64 tons seems to be on the higher side. 1 kanal house without basement uses 10-14 tonnes of steel & cement bags approx 2000 bags, so your house with basement 6300 bags seems okay. Basement will eat lots of money because of concrete base & walls.

Tiles budget depends upon tiles price you select & same goes for woodwork. You must allocate budget for each item separately, like budget for tiles for each bathroom, similarly for doors, kitchens, & cabinets separately. Visit the market & gauge the prices for tiles & if you have size of each bath & room, you can calculate your rough budget.

Hi Omair, the best ways is to hire the services of some engineer will be a lot better at the end. you will spend millions but without proper supervision of an expert? is not wise, but the choice is yours.

Omair in that case I will tell you take a second Opinion based on your design, as figures look too high to me.
read some Local Book about construction as suggested by others it will give you good insight, When I was teenager may Father Constructed Couple of Houses and ten myself did renovation of a house hence I have some Basic idea.

Can some body add here that same tile should be used in drawing/T.V Loung and in bed rooms. If some one also mention that in cost of 1500 to 2000 meter which tiles are better in look and quality.
