@mian sahib: in 5 years time, does location of 10 marla ph 9 will be equal to that of phase 6 which is now slowly becoming the hub of DHA Lahore? Phase 6 prices have gradually increased after possession was given and people started living there. Now it has become quite populated with proper commercial activity there. It will take phase 9 at least 10-15 years from today to have that level of activity/construction (and i'm being optimistic here) - then we can start comparing today prices of phase 6 with that of phase 9. Another factor that makes this direct comparison b/w ph 6 and 9 a bit dicey is that when phase 9 will have possession (lets hope 3 years from today), the supply of good livable housing societies in Lahore will be huge as compared to the supply when phase 6 got possession. This huge supply will take years to meet and buyers/investors will have lots and lots of options to construct their homes hence prices won't increase with the rate they had been increasing. This oversupply situation in Lahore is unprecedented and it is increasing every day with announcement of more and more schemes. I'm not trying to discourage the investors as I also have investment in phase 9 and believe that prices will increase from their current levels as phase 9 development is going very strong and ph 9 price growth will be better than most societies in Lahore however the property prices in Lahore will all take a dent due to this demand/supply imbalance and our price expectations after 5 years should be realistic. |
