Dear Observer

Considering the prices in Buch Villas 125+, how can one expect, DHA will sell the state of the art plot at such low 65lacs, even on installment...including Dev charges, it should fall around 100 lacs atleast....to me 75lac is maxm price where i will be looking to apply for installment plan....let see what comes out in next few days

Agreed Abu Aryan it must be launched at 75 lac minimum, but i shared what i came to know, Nevertheless in three years time Multan dha kanal plot will surely be 100+ including dc.

These installment prices of DHA includes Development Charges in it?

At the time of launching, how the process of DHA usually goes? The application usually comes? and on how much price? and if selected, how many years installment plan DHA normally comes up with?

Appreciate some feedback from anyone in this regard.

@Rizwan, No installment prices are excluded dev. charges.
usually these installments are meant to be paid over a span of 3 years.
there will be less no. of plots offered by Dha multan so only lucky ones will be winners

Expected 1 kanal instalment price 65 + 5 lacs own + other charges + 18 lac development charges . Total 88 lacs ( payable in 5-6 years)

@observer do you think 88 lacs in instalments is good price? for reference near by societies as of today are

buch villa @ 110-115
wapda town ph 1 @ 170-200
royal orchard @ 80-125

keeping in mind the quality and town planning dha delivers is good as compared to others i say its good price . what do you say

Comparing DHA Multan no matter DHA Brand state of Art, Golf Course, community center etc with already developed like Wapda Town,Buch Villas is not a fair comparison (instead misguiding innocent people).

DHA Multan will minimum takes 5 years and maximum 10 years to give possession (having many ups/downs in between this period).

For DHA Multan installment , maximum beneficiaries will be Army Officers of south punjab and these will be prefered in every way (Discount Installment plots + Best Locations in balloting + discount development charges), so i do not think that at this price of 52+ Lakhs, there is any juice left for civilians in short/medium term in current market situation.

Instead DHA 9 (10 marla file) or DHA 10 (1 Kanal File) are much better options .
Abu Aryan, KB and other Multan Investors should be happy if they sell at this price.

10 marla buch villas was offered in october-2016 on installment @ 62.5 lac with development charges (CHECK THEIR WEBSITE)..

The cat is coming out of the bag....the payment of installment plot + dc will take 3+3 years! it means DHA multan will be deliverable after A DECADE !!!!

CMY has predicted rightly that the real value of 1 kanal DHA Multan will be 45 lac! it really is not more than 45 lac....
At the moment, if DHA multan 1 kanal is 52+20 dc = 72 lac ...ONE SHOULD BUY PRISM 10 MARLA in such a budget which will be way way high return considering the lahore factor !
