what would be your choice between 4 M commercial rahber vs one kanal+ one ten marla plot in prism with budget of 20 millions.
very crucial question for decision in coming few months before August.

Dear Sir,
Commercial will yield more return in longer run. Prism also very good option but if commercial fits in your budget then must give it 1st priority for sure. DHA Rahber has potential to give you maximum return in next 3 years

DHA has added too many commercials in phase 6 and phase 7. There are as of now more than 2500 commercial plots in phase 6 and phase 7. Each commercial has minimum 6 floors. If there are 15000 houses eventually in DHA 6 and DHA 7, I find it very hard for these commercials getting proper business. Many of them will stay empty at the end.
On the top of that commercial plots are overvalued. There is not much room to grow. On the contrary residentials can grow by a higher percentage as compared to commercials. Only commercial files in proper DHA phases in range of 2-3 crore has room for growth. |

@Shahid1: This is not just a DHA phase 6/7 issue. A lot of people are forgetting how commercial activity is completely going to disappear in the next 10-15 years. Retail (clothing/groceries) will be moving to online, banks are already starting to disappear due to online /mobile/fintech initiatives.Very few service based businesses will retain presence in physical markets. No matter what the culture in Pakistan is, the global trends will hit it sooner or later. |
