DHA Multan 1 Kanal Installment Plan is a great investment,

Earlier we discussed that to calculate true value of investment, always look at benchmarks in same locality.


Buch Villas , opposite DHA Multan has launched their 1 Kanal plot on installments of 2 years at 1.45 crore. Note that Buch Villas earlier sectors already are one of the best in Multan

Very interesting comparison with DHA Multan:

Buch Villa 1 Kanal = 1.45 crore
DHA Multan 1 Kanal = 68 lakhs+ 20 lakh dvlp+ 5-6 lakh OWN
= 93 lakh

So based on this is DHA Multan Kanal Installment looks like a very good option 93 lakh versus 145 lakh.

Additionally DHA Multan benefit is installment plan over 5 years easy installments. Buch Villas only 2 years!

DHA installments based on 3 years not 5.
Further Buch 1 Kanal is developed area whereas DHA will be developed in next 5 years.

The market is uncertain and erratic at this moment; what should be fair value of cash file, one kanal in DHA Multan; Guess please. Thanks

Look at the example of Dha Bahawalpur, which is still not as big a phase as dha multan:
Dha Bahawalpur 1 kanal instalment at 38, but cash file is still 26 after two years of instalments.
If Dha multan follows the same trend , it is very less likely that even after two years the cash file can cross 55!
Dha multan is a big big phase and it will not be developed in a decade to match the level of buch villas.

Prices in Dha multan are bound to remain stagnant for the next 2 years at least, if not fall.

Every sensible person must realize that the property in Pakistan specially in Lahore and Karachi is already overpriced because of black money's (money earned through kickbacks, corruption etc.) investment in property sector, now it is becoming difficult to hide this money in property sector, so this black money mafia or corrupts moving their money out of Pakistan and avoiding investment in property because of new tax rules imposed by govt. so property market will stay stagnant in next couples years

Seems all agents of buch villas are active here to defame DHA Multan. Guys, I have invested my hard earned money in DHA Multan which is a brand name and owned by an institution instead of an individual. At least since last 1 and half year, DHA Multan prices were always either going up or were stable in economic turmoil also. Soon you will see these private societies in surrounding of DHA Multan will do an extensive propaganda and will put maximum efforts to defame this project. Such societies were able to make their place in this market because there were no such quality housing schemes in Multan since independence of Pakistan.

DHA Multan may take time to develop but other societies will be left far behind when it will be developed. I bought at 28 in Nov 2015 and my investment is almost double today. I, despite of having investments in Lahore and Karachi have preferred to have few in Multan also from where I belong. People who belong to Multan will always have a dream to build at least one house in Multan even if they have USA citizenship. This is mentality of my Multani people.

My replies:

Ali sultan: DHA is a 5 year plan with development charges. Secondly the prices I have given are for Buch Villa Phase 2 which is under development, not phase 1 which is already developed and has even higher prices

Afridi: Comparing DHA Multan with DHA Bhawalpur is like comparing Chalk & Cheese. Both have very different fundamentals. Visit and have a look. Can't say more than that. :-)

DHA Multan Investor: You have beautifully hit the nail on the head. "People who belong from Multan will always dream to build one house in Multan even if they have USA citizenship." I have a similar friend who has a house in Canada but still wants to buy 1 Kanal Installment in DHA Multan for his extended family.

I have lots of posts in past on DHA multan past and future those can be searched writing shahzadqamar in search tab. Regarding investment DHA multan installment option is pretty bad in terms of returns instead cash file is much better if somebody can hold the investment. Regarding those comparing BWP with multan here are totally doing wrong comparison as BWP is totally different thing and so was DHA peshawer. Mul is entirely different thing and strong investment but nobody should think that 50 of today will become 150 in 3 years without adding up development charges. There is nothing rosey left in Mul but still there will be good gains.
