Kindly evaluate my plot near 858 sector B in D ha Prism. I am planing to dispose it and buy in Dha Town

It is a good strategy

Prism will have a correction in short to medium term.Asking prices are artificial and will see a correction of upto 15-20 lakh possibly.

It is very clear that current development charges are eating into it, with no increase in price. However if can hold it for more than 5-7 years it is better to keep it.

Yes there would be correction of 15 lac in coming 1 to 2 year. Still possession is five years ahead.

Think twice about your decision.
consult LRE, difficult to purchase 1 kanal good location plot later due to price increase, transfer charges, commission etc
You already have a good location plot better to hold it.

I dont see any correction in Prism for coming times provided nothing major happen on political grounds. Prism is still OK on prices not over valued.

Correction in Prism is just a matter of time now. All other phases lost some value and that will happen with Prism. Even Phase 8 with possession lost 2-3Million.The prices are inflated. There is endless supply of plots in Prism and it will take at least 5 years for possession.

Shahzad bhai one more thing huge no of plots still with dha means not balloted yet as you said 1 year ago that only around 100 plots were just balloted in A block.sursly with passage of time they will come to the market as well

For years now, correction is being highlighted on this forum but the reality is that Phase-9 plot prices are inching up day by day. Very hard to find and have a deal on good location plot. Now the price is touching 160 Lacs. If we are decided to buy a plot, should not wait for any correction to happen. Sooner or later, Phase-9 is going to be at the same price as Phase-5 and/or Phase-6. Little bit up/down does not matter for long term investment (3-5 years). Phase-9 commercial plots (4, 8 marla) already double in price since the ballot and increasing with no availability. Same applies to residential (good & medium location plots).

Go through older post in forum and you will find steady increase in Prism.. I will continue on slow pace till it reaches the 200 lac mark....Further raise will depend on prices of DHA ph6 and DHA ph8 price. DHA town is not a good investment as its stagnant for few years now. Reason is its not proper DHA phase with roads less in width

Gee haseeb there was always steady increase i bought file of phase 9 in 2006 for 44 lac and then it reduced to 14 lac with passage of time.and till 2015 for 10 years it went to 57.yes you are true brother

Ali, if you bought an over inflated file at wrong time it does not mean that Prism had any issue.
Also 2008 downfall impacted every single person in Reality market so it was not just Prism that got any hit. All off plan properties had drastic fall during that era.
Further, as you truely mentioned that in my old post i clearly detailed that whole Prism is not yet balloted. There shall still be a huge supply in future but the location of Prism is so excellent that current prices of 120-140 shall not be impacted by such supply as the supply shall be launched far above current values.
