Having a realistic approach, please make an assessment in how many years the construction of houses would start in dha multan and what price of a one kanal average plot at that time may be anticipated.

The thing is question is going to be irrelevant in future because DHA multan is planning to hand it over block by block. Even if 300 plots are handed over in first block in 2020 the other blocks might still wait till 2025. In general question to your answer is 2025 and price would be around 180 including dev charges. |

Dear you have approached to the conclusion on the basis of inflation, say 15% annually which looks to be realistic but if you view it from another angle i.e. application of inflation on the already developed and populated schemes like wapda town multan where price of average one kanal plot is 150, with this application 150 comes out as 450 in 8 years time: my point is that when both of these schemes (dha multan & wapda town) would be populated the prices of plots in these schemes would be almost equal: from this assumtion we may say that the societies which are under development process account for inflation twice as compared to the developed/populated socities. Comments in this regard would be appreciated. Thanks |

Reality, how did you just assume that I simply considered inflation only? I think I have explained to you all this earlier as well when you came with a different name. Anyhow inflation is not applicable everywhere in reale estate there are number of other things. If inflation & area population was the factor DHA-phase 1 in lahore would have been the most expensive, not DHA-phase5 which was launched decades later. Yes, it is correct that possession will be given Sector by sector. On maturity with people living I can expect it should be more than Wapda Phase 1 which is 250 Lakhs right now. |

I had taken into account the societies (dha multan & wapda town multan) which may be considered identical wrt other factors affecting the values of plots; so if value of one kanal is 250 in wapda town at this moment what would be its value after, say, 8years and that value of wapda town plot would be the value of dha multan when reasonably populated: may it be so? |

After 08 yrs Wapda will be around 200 lakh and DHA will be on 120 lakh.After 20 yes both will be hanging around 300 lakh. After 25 yrs DHA will outperform Wapda |
