DHA Multan,

Dear All ,
DHA Multan is seeing a downward slide and it is likely to continue , if this trend continues i assume 38 is a very good price to buy .

Please suggest .

It should be Better to discuss on DHA Bahawalpur after 3 years expected price including development charges would be minimum 70 to 75lac. InshaAllah.

Yes it’s going down but what will improve the market. Political situation is not going to improve soon. If Middle East taken buy any turmoil then huge expats derparture might happen. Saudi volatility is big factor to watch for next few months.

With my little experience I think the present price is the lowest one and below this there would not be any file to buy as there wlould not be any seller; this is my personal anticipation and may be otherwise.

Honestly it is wrong to make predictions when no one knows the future ....no one.

Discussion should always centre around the current scenario. :-)

The only thing certain is that slump affects files more than possession plots. No one knows by how much, till when fall will continue, when it will jump back etc.

Dear Sir,
Currently Market Is Over all Going Slow And This Is The Right Time To Invest In DHA Multan And DHA Bahawalpur,As Balloting Is Expected At the End Of Next Year so It Will Give Good Return To Investors Who had Bought The Files At This Time.Hopefully Prices Will Increase Gradually In Coming Days.

Any money saved from the peak price is basically additional profit.

My suggestion would be to monitor the prices, and buy when it reaches bottom.

There is no predicted price, no one has a crystal ball.

zahid not only Dhamultan but i have also said so many times that it will not go below 47 because DHA multan has many supporting factors. but these are called predictions and analysis not black magic to pin point the prices. still 42 is excellent bottom support and best possible time to enter DHA multan. nobody can stop it to go up and up again.

All these affidavits will be shifted to phase 1 extension because affidavits which are converted to allocations before May2016 will be included in phase 1 ballot.

backed by some data is called forecasting which is widely used in every field of life but projections through thin air is called black magic. Please share the factors which make 42 support price.
Agricultural land price in Lahore is 9 to 10 million for one acre and 2 files of one acre make it reasonable to say that 45 is support price for DHA 10. While agri prices in Multan is between 1.5 to 2 million in Multan. If you share what makes it support price for Multan would kind enough.

If you have any seller, I am willing to buy few acres of agriculture land in the area of DHA Multan for 4 - 5 million per acres. If i have purchasing power to pay 4 - to 5 million for few 1 kanal files then why not to buy few acres of agriculture land instead of files.

Rao mubarak saab very nice reply. Zahid bhaii first of all this is not the right way to calculate prices. if DHA issue 2 files per acre it does not mean you compare those with agri land prices. Secondly what do you think was price of land in bahria karachi area? totally barren land but a housing society changed all the dynamics. Brother prism file fell down to 44 just a year before ballot and near ballot it reached 68 to 70. Although agriculture land around did not change. DHA multan is going to repeat same. near ballot it will go upto 65+ and after ballot 75+ before 1st installment of dev chgs for average location.

I will not agree with shahzad qamar sb yes zahid sb is true to some extent we cannot campare lahore with multan both have different dynamics of investors as weel as land. Shahzad sb dont forget price of phase 9 was around 44 in 2005 and then went down to 14 as well in and then rise to around 67 approx so it has seen many jumps as well. Yes land at front of would be like 1.5 crore per acre but the moment you purchase acre behind that it can cost you like 75 lacs and way behind will can be like 50 lacs per acre as well as i have been in buying and selling land alot.

This is what i wrote one month before:

Current market conditions suggest the entry point / buying potential in real estate sector. Please please anybody who wants to invest do your math and go for it. I have seen people here crying in various peak cycles during last decade when market shoots up saying why property is going up what is happening why a common person can not buy a property in pakistan why rich are becoming so greedy and so much more. Such cries stop when market enters in correction mode, prices fall a bit to some extent but those who were crying still refrain from buying thinking that everything will go further down a little more, a bit more, yes a little bit further for example expecting what fell from 100 to 80 to reach say 50 (unrealistic expectations of downfall or I must say correction). Market then stabilizes again and what fell from 100 to 80, start rising crosses 100 reach 125 and again the cries start beating drums what is happening why a common person can not buy property...etc. and again etc.
So please this is the good time, do your proper math and enter in some good opportunity at handsome attractive buying bargain

dha multan official website shows the following important notice

"Last date of payment of down payment of balloted plot file was 15 july 2017, which was extended till 30 September 2017. Balloted plots of all respectable clients who have not deposited their down payment by 30 September 2017 , have been cancelled as per DHA bylaws. However , if receipt of payment duly paid before 30 September 2017 as presented, DHA Multan will honour their claim with due respect."

Making an analysis on dha multan with 1.5 to 2 million per acre as the price of agri land, even in the hind sight is extremely callous.
If you can find agri land in the vicinity of dha multan at this price, please let us know, forget dha we will love to buy that agricultural land first at this price.

LRE to come forward to clarify the point raised by @sdvisor that only the allocated files before May, 2016 will be included in the ballotting of phase 1; if this is so then all the affidavit files now being traded would not find place in the first ballotting of phase 1?. An elaboration in this regard will be appreciated. Thanks
