Per Square Foot Rate of Gray Structure??,

What is the per sq ft rate of gray structure including material and labor?
Gray structure will include complete structure with mumty and boundary wall at the roof, inside/outside plaster, cemented floors, underground tank, plumbing/electric pipes, and main gate.

1500 to 1600 rupee per sq ft.

A grade structure will be approx Rs. 1350/sqft, including electric & plumbing work. There is lot of further detail need to be finalized before you go ahead with grey structure. Which area you will be building ?

I am building in Rawalpindi, satellite town.
It will be B class construction, appropriate for the locality.
It is 5 marla, 3000sq ft. I was hoping to get gray structure in 30 lacs.
And another 20 lacs for finishing?

Since its 5 marla, B grade structure should cost you around 900/sqft or even less, if you could manage the project yourself. Still 30 lacs is a good target. For finishing you may have to up your budget a minimum of 25 lacs.

Actually, 30 lac includes well boring expense (1.75 lacs) and application fees for sui gas and electrical connections. So I think I might be on target.
What do you advice for finishing? I want to sell it after completion. So the finishing has to be attractive but I can't spend too much as it will eat away any profit margin.
What finishing material (or manufacturer) should I buy i.e., for flooring, wiring, kitchen fittings, bathroom fittings, paint, roofing, etc..
