Phase 9 Prism Help Required,

AOA. PLZ help that within a budget of 1 to 1.1 million buying 1 Kanal Plot is feasible or should it be split ed in 5 Marla and 10 Marla plots. This is with reference to investing in Phase IX DHA Prism for at least 4 years.

Best of the best Investment right now is Investing in PRISM 9. "In shaa ALLAH".
The questions arises purpose, which block, & Time for Investment.
Right now 1 kanal good location is difficult to find in 110 lacks in upper blocks A,C,D,P,Q. Yes you may find in lower blocks in 110 lacks like G,H,F with army paid.
If you want to split 5 or 10 marla for investment than you may look into 10 marla
Of C or F block these are very rare and will give good return in Future. Look into 5 marla good location of R,K,or J. But best Combination could be C 10 marla R 5 marla or K 5 marla.
But one will also consider R block 10 marla as well with R or K block 5 marla.
Now come to you point that always depend upon your purpose & Time.
Yes You defined 4 year time line. Best to enter PRISM.
If I will go for this time I possibly try to find 1 kanal in upper block good location even with Army paid although Civil paid are very rare to find.
That possibly serve your both purpose.
1. Your own dream house on best land at this price within your timeline.
2. Best Investment Results within your timeline.

Try your hard level best to Invest your hard earnings.

AoA "The Investor". In response to your question above, I will give you some information from my personal experience which i hope will be helpful. during the 12 months period between Jan-2017 and Jan-2018, I bought a total of four (4) plots of one Kanal each in Prism. Based on those four transactions, i can assure you that prices have declined significantly during the last 12 months and are much more reasonable compared to a year ago.

Secondly, the latest of those plots which I bought around 20 Jan 2017 is C-637 which i bought at a cost of land 100.5 lacs (one crore fifty thousand). It is located in a clear land area with no litigation issue. Hence I am quite sure that with your budget of 1.1 crore, you can get an army update plot in a decent clean location considering (i) land cost around 1 crore, (ii) dev. charges around 3-5 lcas, and (iii) transfer cost around 6 lacs.

Thirdly, and very importantly, brother please be very careful and don't buy any plot by just looking at the map of Prism while sitting in an air conditioned office of a real estate agent. since many roads and streets are being developed on site which can be reached, go and check the actual situation of land clearance and development on the site of a plot which you may be offered. If you can not go physically to the site, then at least watch a drone video of the block where the plot is to see if the land is clear where the plot is located or there are still fields lying there in the middle of development going on around it. Avoid those areas where land is not clear. There are significant un-clear land pockets in all blocks particularly C, D, H, N, P etc. so need to be careful to protect your hard earned money and investment. hope this point is clear.

Buy after October. You dont have to pay development charges. You will get the plot in same price as now

Thanks for such a detailed and honest response. Can you please advise that apart from field visit, drone videos etc. how can the legal status of a plot be confirmed? When DHA issues NDC, doesn't it mean that the plot is clear from all issues and hassles?

I must say DHA Prism is a good investment but wait till all the installments of civil will be paid then go for a plot meanwhile you can wait and search for good location plot and have a good bargain.No doubt C block is also my favorite block and have the good approach but I will also suggest you to look through a plot near roundabout in f and g block that location is also very much ideal and it has a roam to ground.Buying in that area, back of main in C and G is a good option but I will suggest you look at the ground situation before buying a plot.

Dear "Dubai Banker", apart from use of (i) site visit, (ii) drone videos, and (iii) use of most up to date google map in satellite view, I am not aware of any other way to check the status of land clearance within the boundaries of a Project while it is being developed. NDC only confirms the ownership of the file for a certain plot and confirms that there is no dispute between the owner and any other party regarding that file but it does not confirm land clearance status while the development work is in progress. Additionally, my understanding is that DHA would never give such inside information to any one regarding land clearance status and issues while the phase is being developed. so you should use the above mentioned three tools to check if the land is clear. Just to put things into perspective and to highlight the importance of this issue, please note that possession of DHA Lahore Phase-8 proper was given at end of 2016 but there are a couple of pockets (one in T-block and one in X-block on main boulevard) which are still not cleared so God knows what happened to the plots which fell on those spots. Owners may have gotten plots else where (like in Phase-7 or Ivy Green but i doubt those would be comparable). So better be careful. Hope this is clear. Best Regards

Very detailed analysis from "KSA Banker" and "Dubai Banker", I fully agree with their comments and would like to add-on my own experience of selling a plot of DHA Lhr Prism recently.
The plot evaluated at Rs.135 Lacks in last year in June is now sold at Rs.113. The prices quoted by most of the dealers are 20%-30% higher than the actual and there is an unrealistic
difference between buy and sell prices. Now a days buyers are very few in the market so trading/prices went down drastically particularly Phase 9 Prism and Phase 8.

Thanks "AMS" and "KSA Banker" for your detailed insight. You have brought attention to a very important point. Most of the general public is unaware of this and dealers don't convey such information. Its the hard earned money of common people and they should do their best at the time of buying real estate assets in a developing area.

By the way, LRE team has started posting drone videos showing latest development status block by block for Prims. So far, they posted for Block-K and Block-J. I hope they will continue that effort and post similar videos covering all the blocks of Prism so that potential investors will know exactly where the un-clear land pockets are and hence avoid buying plots in such locations. Lets hope for good and wait for those videos.
