Guidance for Investment of 25 to 30 lakh,

AOA Everyone!!

I am looking to invest an amount of 25 to 30 lakh for a period of 3 to 4 years. I want to invest in on-ground plots / very safe societies only. What are the options for investment?

I have shortlisted a few societies (please feel free to suggest any other societies):
1. Fazaia Housing Scheme Phase 2
2. Bahria Orchard (on-ground plots only)
3. DHA Rahbar Phase 2 Extension Files (When can we expect the ballot?)
4. ...

Can I expect 50 to 60% gain in my investment in the next 3 to 4 years?

I request the members of LRE team, and all learned members of this forum to please help/guide me with your suggestions.

But I am more interested towards on-ground plots. Can you suggest a few options for on-ground plots?

By the way, If I get a 1 kanal file of DHA Bahawalpur in around 27 lakh, how much gain can I expect in 3 to 4 years?

dha bahawalpur one kanal total will cost
2,700,000 price ( cost of land)
63,000 transfer cost
27,000 1% LRE
2,790,000 total

then after ballot youll have to pay development charges, say 20 lacs in installments

for possession you'll wait for 3-4 years, on possession one kanal dha bahawalpur should be 11-14 million

In that budget you can easily get 14 marla on 100ft road in State Life phase 2. Gain will be much more than Bahawalpur file. Choice is urs.

Revised Map of State Life phase 2 is underway for approval from TMA. It will be adjusted in phase 1 extension as happened previously when G extension & J block was given. Only a matter of few more months, you can wait and watch yourself what happens to the price of phase 2 files. Society does have the land it’s only a matter of development.

Thanks everyone for your responses. Couple of more queries:

1. Is DHA Rahbar (Phase 2 extension file) a good investment? I have been hearing about ballotting for a long time, but it has not happened. Any confirm news regarding ballotting?

2. No one seems to recommend Fazaia Housing Scheme Phase 2. Isn't it a good option for investment (in 5 marla plot)?

Dear avoid investing in property as I can see no major boost in property sector for next 5 years. You won't get 50 to 60 percent gain.

Hmmm. But what other options should a small investor explore?

Profit rates of National Savings are extremely low. Plus, my experience with the Mutual Funds and Stock Market has not been too good either :-(

I agree that property will not give any return for the next 3-5 years. If you want to invest you can buy dollars or euros. In 4 years you ll get around 30-50% return on it. Interest rates on national savings will be increased by the end of this year as we are headed for massive inflation. If you invest in property now, you wont be able to sell in 6 months to avail the increased rates in national savings later. Rest Allah knows best.

Bahria orchard on ground Plots are best option in this budget. This is good chance to invest or make home in world class society in such a small amount

I agree with Latif's reply. Bahria Orchard is really a good option. Don't know much about plots under 3 millions but it's much safer and wiser to get hold of an on ground possession plot in Phase 1.

You can get 05 Marla plot in G block within your budget. Number of houses are already under construction there.

State Life 2 will never be developed, grabbers will take the land, as they have done in past and make their own society.

So, if you own a 1-kanal file of State Life Phase II, you will get a 14-marla plot, possession of which, as committed by the AGM member, will be handed over after two years. And if that’s not what you want, you have the option to surrender 4 marlas and get a 10-marla plot, possession for which will be given in about one year.
