Dear Folks Aoa, Today I might not be writing much .One point which every one in my last post is misguided or misinterpreting. Properties in small cities are not expensive or not growing .Believe me property prices in Sialkot , Gujranwala, Chichwatni , Khanewal etc are very expensive .I went to meet a relative in Khanewal and he was telling a 5 marla house is 1.25 crore there !! Similar observation was made during my visit to Sialkot

Definately trickle down effect may be observed in terms of property prices in small cities
One important thing which I learnet after 15 years of investing in a Non DHA but very famous Scheme of Lahore is very important to discuss.
I purchased a 3 Marla commercial plot in Board of Revenue (Main Blueward) in 2003 @ Rs. 12 Lac.
Location was very attractive i.e only 1 KM before Allah Hoo Chowk near Bhulla Chowk, JoharTown, lahore
At that time Dha phase 6 one kanal file was available @ 10 Lac and VALANCIA Town 1 k plot in block A was available @ 9 Lac.
I kept said plot for 11 years and sold in 2014 only in Rd. 82 Lac and took a confirm loss of 15 millions for not investing in reputed socities.
Even in these 11 years I tried for many times to sale my plot but I could not get offer for more than 45 lacs. I was shocked beacuse 5 Marla Residential plot. Of Johar Town have even crossed 5 million price in 2010.
SUMMERY
There is no fix price in Non DHA areas and small cities. If u want to sale the plot of small cities there would no buyer to purchase.
The rate is only finalized if a plot in a nearby locality is sold at high price.
This may take time of more than two or three years.
Hence a loss of 4 to 5 million is confirmed at the time of sale but I bore a confirm a loss of 15 Millions |

Small cities high demand because they did not have Dha option before.ppl will sale existing home and shift to small cities DHA too |
