Phase 7 and Phase 9,

Hello,
as market is slow, Phase 7 is under the useable property while phase 9 is still in developing phase.
How they will perform now? is phase 7 a good buy now.

I know there are many prism lovers and location lovers, but i failed to understand, only one proper prism entry which is from H block, B Block entry is small, 80 ft road connecting prism and from M Block ring road again congested.
Another entry is crossing the DHA town.

for instance in budget of 140, how we compare phase 7 and phase 9. experts opinion.

Sorry some thing to add, it looks like in Naya pakistan, interest rate is too high which is killing the investments and businesses.
but we are just comparing in current market condition, just based on use able property.

And one more question, how the experts look like the apartments future (High end apartments)

Very valid question
I have plots in phase 7 and prism both
I believe 9 prism will be better in long term than 7
Especially if you have great location prime plots holdings
9 prism will populate quicker for sure than 7 has
Also phase 5 to 9 underpass connection with M block will be 120 foot road in future ( May take 3-4 years )
Commercial in 9 prism are better too especially zone 1 in heart of phase with 150 foot roads network
2 kanal is also very very strong compared to 7 2 Kanal plots

Why would someone buy 10 million pkr plot on which he will pay around 2 lac to 7 lacs in taxes under different heads. Why don't simply put money in the bank and get around 1.2 million a year profit without much hassle???

Phase 7 is good for home making.phase 9 is good for investment right now.....phase 7 is not as well planned and located as 9 is but on same hand cheap to make home.



Because history tells property pay many times more than saving schemes and as safe as those are.saving is just getting deprecation and inflation along with original money if it go above 25 percent than lucrative

Also property is hilal and it dont vary as schemes of savings are.plus ypu dont get stuck

Hello, I already put too much interest rate in pakistan. but our discussion is not interest. its halal or haram or whatever, but one thing is for sure too much interest rate is bad for business.

well, when it comes to town planning, i agree, Phase 6 planning is much superior but only B, H, J at the top, good number of corners, but if look at D block phase 6 for example it has a lane of 50 1K houses. if we talk about phase 7, it has good road network but less corners, may be commercials are not well planned. its personal choice zig zag or straight roads, as prism has bit curvy roads.
but we can debate about phase 9 commercials too, for instance its main entry in long run will be from H block but H,G,F does not have commercial area.
Also may be good choice would have been commercials close to ring road like MB.

but now real question is, in 140 budget in next 2 years what is better 7 or 9? i know in 5 years Prism 140 plots will be better but in 2 years time lets see?
but it seems that possession of prism is not near, it might take another 4-5 years, as too many pockets even main roads at H/G , H, B , F, E have patches.

First General location of society matters not corners , facing park , curvy roads.... Master plan , facilites....phase 8 average plot 2 crore plus not below.phase 8 will compete in prices with phase 6 always.... Phase 7 will always remain underprice from phase 5,6,8,9.

Phase 9 will compete or beat phase 5 prices.

Phase 9 is best in short term,mid term and long term for sure.

Dont complex things for yoyr self and others

Just to correct record
Following are the prices of average plots in various phases
DHA 7, 138
DHA 6, 252
DHA 8 182
DHA 9 113 some of DHA 9 plots are with army update
These are Demands based on 1000+ advertisenents

Yeah my couple of relatives had plots in phase 8.one sold them in 250 location was average but few months back and bought two plots in prism 9 not in phase 7 where houses already started in full flow because he knows future worth of those two will be kuch higher. and other relative fauji converted into plot in DHA Karachi for gains too.so i assumed average location may be 2 crore or above.
