Dha Multan Ballot - From the eyes of an investor
I would start by reminding ourselves that by purchasing a property we have accepted the risk of business investment. A successful investment strategy is almost always dependant on the right choice and timely decisions suitable to each individual thought out carefully weighing the risks involved.
Friends, before I begin, let me admit that I am just an ordinary Dha Multan investor and you have full right to agree or disagree with my personal views. I can write freely as there is no chance of any market sway or direction from my words :-)
There is no denying the fact that Dha Multan is one of the best property investments in recent times as advised, time and again by the big property gurus.
The ballot reaction: Firstly, I believe the reaction of each person is based on his plot location. People seemingly are unsure how their location plots translate into profits in days to come. Estate Agents and even some experts are very cautious to predict what lies ahead.
My perspective:
Alhamdulillah, my plot files bought 3 years ago are now an on-ground reality. I am happy with this reality and accept the plot locations I got as a result of the recent ballot. Ok, I got excited by the pre-ballot and pre-taxes hype, but the balloted files were realistically always going to be around 50 lacs. Yes, I admit that maybe we did face an almost 5 lacs "setback" to start off, due to various reasons.
Though we did not have a clear idea of the expected number of plots getting balloted, still everyone knew that the numbers will be in excess of 20-25 thousand, minimum. The sheer number of plots balloted surpassed all expectations. Another reality is the presence of a big percentage of investors from outside Multan, which is one crucial variable in the futuristic projection analysis of Dha Multan.
Now everyone is tight-lipped and watching intently how the market moves ie the number of plots coming in the market for sale and the buyer’s reaction. Property investment has its own risks which an investor generally mitigates through the timing of his decisions. The investors with the least risk appetite exited the marked even before the ballot. The daring that went into ballot is now in the wait and watch mode.
Let me try to present apparently the most difficult scenario ie a person getting a bad location plot in a sector farthest from the current development. I believe even this is an opportunity for the plot owner as a local resident with a limited budget and a longterm approach for building his property may be on the lookout for such offers available in the market. The point is that each situation can be exploited to your benefit. Just try to be positive and hope for the best.
A temporarily unfriendly market situation can possibly emerge if too many plots are put on sale and do not have buyers. Hence, the predicted worst-case scenario could be a longer than usual "cooling period", where the market corrects itself due to the huge supply of available plots in the market. And the supply-demand game may take 6 to 12 months to settle down. I think whoever sustains this period of market settlement, has a very good chance of setting eyes on the ultimate gains this quality property development scheme has in store for its committed investors in the months to follow. We will just have to be patient and react according to the emerging market trends which the experts are even hesitant to predict at this moment.
I believe that Dha Multan is well on course to be the destination of choice in a residential, commercial and recreational activity, setting new trends in quality property real estate market of Multan for many many years to come. Possibly DHA most valuable project Prisim 9. Lets have a glance on it's gains 5 marla file rate before billeting May 2015 28 Lacks Development Charges + Overhead of Transfer etc 28 + 9 + 1.75 = more or less 39 Lac Today availability of above average location 5 marla plot is 42 lacks Total gain in 4 years is 3 Lacks All this is due to slow development and false promise of Fast Track Development Multan DHA will take 10 years for development as per track record of DHA One May easily calculate gains in Future |
