You cannot compare prism with DHA phase 7, just look at the distance of phase 7 with ring road and other parts of the city..Prism location is way better than phase 7..Only difference is phase 7 have possession and that difference will be gone soon after possession in prism..Grow up and face the reality...Prism has a lot more room to grow up in times to come, it should surely touch 200 plus lacs soon..It seems much justified :pkf

I have couple of plots in phase 7 and missed the boat on prism.
The fact is that prism has an advantage of 10 minutes when comes to commute time to the city over phase 7

Little comparison is below:
1. Prism is surrounded by rohi nala on one side and villages on the other. A block of Prism (which is the most expensive) is connected to 9 Town which is a 5 Marla block primarily. Phase7 is connected to phase 6 and in the middle is defence raya club. 7 is also connected to Cantt (most expensive area in Lahore) through phase 8.
2. Prism has two huge villages in it (dev kalan and youhana baad). Phase 7 has one village on the side impacting only block P and Q. Rest of it very clean. Keep in mind these villages increase security risk for the area as well.
3. Yes if u look at map of Lahore City, phase 7 is bit far but don't u think the whole defence is far. If this is the criteria of price Prism should be more expensive than phase 5 as well. This won't be the case.
4. Only connection of Prism to city is through ring Road but all the phases are connected through Cantt. And ring road connects whole of DHA with City. U drive for 5 mins from anywhere in DHA, u are on ring road
5. 2 kanal of phase 7 is the biggest gainner in recent price increase. It increased from 250 lacs to 425 lacs(average price for 2 kanal in phase 7. It is still underpriced. Prism is over priced.

I am also a Prism investor but let's realise market realities.
Forgot mention upcoming mc Donald's in phase 7 Y block Park. This would be a Good addition to the landscape of phase 7.

Disclaimer: Ive a plot in Prism.
I had option to buy in either prism or dha phase 7. I went for prism based on following things
a) I did not have cash to build home and i expected to have cash to build home after 3 to 4 years. so buying in phase 7 did not make any sense.
b) Phase 9 was closer to city ( and hence my own place of work)
c) I had money to buy plot with dev charges remaining but not the actual phase 7 plot. The amount I had at that time was not enough to buy average to good location plot in phase 7. But I was able to buy a reasonable location plot in prism.
d) Whatever the reality, prices are derived from the perception of buyers and sellers. And perception in market is generally that Prism will outperform phase 7 when it will be possession ready.
If one is buying the plot for living, then I think one should consider the distance of residence from his place of work/business. If investment purpose, then buy in a place where more upside possible which in my opinion was Prism (specially the rates we had couple of months ago)

I am also inventor of Prsim but fact is that it takes at least 3-5 years to reach its level. I agree with Be Realistic

There are villages in Phase 7 as well..There is no match of Phase 7 with 9 prism in term of location..You seems a fake invester of prism.
Do not close your eyes guys.Still you can buy a good location plot in 9 prism under 200 lacs..It will clearly beat DHA phase 7 after possession.Its comparison will be with DHA phase 6 & 8 in terms of prices, not with Phase 7.Possession news is there and we could expect possession of few blocks in 6 months, thats why prices are increasing.No match of prism with phase 7

if we talk about prism as a whole ,yes it may take 3/5 years but my guess is that in about 2 years time they will start possession step wise as it was done in phase 7
