As per the latest updated rates by LRE
In Phase 7 average price for one kanal plot 200 lacs
and 8 Marla commercial plot is 550 lac

In Phase 9 average price for one kanal plot is 175 lacs
and 8 Marla commercial plot is 750 lacs

can someone guide why Phase 7 commercial plots
are having less value compare to Phase 9
Where as the Phase 7 residential have more value compare to Phase 9
It will help whether we should invest in Phase 7
commercial plots under new ballot

Dear, probable prism has a proper commercial zone and cater more area, in long run will grow more as compared to phase 7 which has only CCA .this is the reason prism commercial higher price than 7 and in the long run, even residential plot will more pricey than 7.
I am not an expert, just an opinion.
one should select prism plot either resi or comm for more return and for long run.

Commercial plots are mostly investments. When Prism was launched an artificial hype was created for Prism mainly saying its going to be one of the best Phases of DHA. This lead many to invest in Prism, although its still non-possession. Phase 7 prices are low as some commercial areas are really badly located. Phase 7 has much more commercial blocks (5 compared to 1 of phase6) & also not centrally located.

In percentage terms phase 7 prices have increased more in recent years as compared to phase 9 and will probably increase more for the next few years as the residential areas of phase 7 get populated. Value of commercial increases substantially when residential around it gets populated. Actually, all the commercial areas in DHA cater to local residential areas so there is no reason that phase 7 commercial areas will be priced lower as compared to other commercials. These kinds of anomalies in the real estate sector provide the best investment opportunities.

One example that I would give in this regard in the DHA Phase 4 commercial area, which was on one side around 20 years back and people said that it would never be take off. Now this phase 4 commercial areas is one of the most expensive in DHA and almost similar in prices to phase 3 commercial areas.
