PRISM 9. PAST PRESENT & "In shaa ALLAH" FUTURE,

This is with reference to PRISM 9.... PAST, PRESENT, FUTURE.
Starting from PAST I would like to share few facts.
The most awaited and biggest state of the art Prism 9 was balloted on May 15 2015. Before its ballot date announced the file of 1 kanal manoeuvred around 54 lack in Jan 15. After the announcement the rates got sudden increase of approx 62 to 64 lack from 57 lack approx in May 2015.
Right after ballot Prism 9 went through a static phase for a month or so. But after that time experienced a drastic rise in prices of A,P,C,D,Q, in 1 kanal & 5 marla in R Sectors. These sectors are supposed to be the best sectors of Prism 9 (I hope some of my friends remember that from day 1 recommend these blocks at the most) At that time intelligent people were buying good location plots. Later on F,G,H also get added in favourite list of investors & builders due to direct approach from Ring Road.
Afterwards by the grace of ALLAH Dha Lahore starts fast track development in Feb 2016 on huge scale with a time line of 4 years. As the time passes by, this development faced different challenges like pockets, Sarkari roads, & Villages etc.
But here I must appreciate Dha Lahore development team for their efforts in developing this precious land and on the other Prism 9 holders (Prismers) who really hold their horses. (Prismers) term is is quite famous & popular here now by many people to be ( Prismer ) in Future In Shaa ALLAH.
So again come to the point Prism development was delayed due to above said circumstances. But again here I would like to emphasise & Insist Dha Lahore that kindly develop Prism 9 at their upmost priority bases. In order to give chance to Prismers to avail benefits of Construction amnesty Scheme announced by Government of Pakistan and as well as avail loan facility by the banks.
PRESENT of Prism 9 is again to over come its challenges and better to get resolved As soon as possible and major Strengths is current development stage. In A,P,Q,R
1. Sewerage done
2. Road Structure done
3. Electric dps Installed
4. Water works done
5. Street lights Installed
6. Main gate Inauguration in August In shaa ALLAH.
As well as buyers are not getting good plots in above blocks less than 2.25 crore today.
Keeping an eye on FUTURE many many good things are still pending and most I rate upmost priority is to “Possession”.
As soon as Possession is announced many Overseas, locals, developers are ready to jump in, to start construction activity in Prism 9. As prism 9 is surrounded by all developed areas so the chance of Construction activity is much brighter than any other Dha in Lahore.
In sha ALLAH it seems like rather than better to say Prism 9 will be A BIG cross over to all other phases of Dha Lahore due to its potential & Location.
At last but not the least thank you once again to my mentor CMY sb. For adding me again to this respected forum.
My last words for those who listened to me, My overseas brothers, All Dhas are good to invest but yes Invest by looking into Time & Location of the project and specially your plot. As well as try your hard level best to invest your hard earned money.
I will be always here to answer my overseas brothers who worked hard day & night only to fulfil their dream of “Home Sweet Home"

Well explained. Would be nice if someone also made a detailed post for each block so cross comparison can be made on pros and cons when buying. Personally believe P and D blocks are best due to central locations and they are close to the commercial heaven triangle (oval complex, golf course and zone 2 commercial).

I had missed out on Prism train when average plot was for 65. If you add 20 Lakh dev. charges - the price of plot at that time was 85 lakh. If it is now for 225 lakh, that is 2.64 times.
I had invested instead 74 lakh in a tier-two society ( Beaconhouse ) in a 2 kanal possession plot at Adda plot area at that time. The price of this plot is roughly 2.10 crore now. This is 2.83 times gain.

So while prism is an excellent investment - as Jameel sb has said - other areas have shown good gains as well

Alpha thank you for your reply but still I will rate Prism investment above Tier-2 society because of peace of mind, DHA is DHA. Agree there are areas where you can gain a lot more than DHA. The risks associated with DHA are far less. Investing in tier-2 society as other risks associated.
For instance, if you get 12% profit from bank and say you got 15% from stock exchange in a year both are non-comparable because the risks associated with stock were so high if you get only 3% more it is not worth it then!

I agree DHA is a safe investment from illegal qabza and ease of transfer point of view. However as with DHA city and DHA valley, one is not that confident in DHA as well. At the time ( 2015 ) a plot with possession was safer than a plot on paper. Also while it is a tier-2 socient - it has a boundary with a much higher sense of security than a very large phase with multiple exists, thousands of residents and multiple villages. DHA prism has a benefit of faster exit, when required - but now with shortage of housing any plot would sell quickly
