Dear CMY,
I have a very important question, there are 36,000 plots already in the Master plan you showed to us and they have many more sectors marked which will add at least 36,000 more plots, so my question is 70,000 plots for Bahawalpur's 7,50,000 population seems too much to me, asking this because the End-users are going to be the Locals not the investors, Kindly share your thoughts.
Thank you for doing such a great job, I have been coming to your website since 2005.

Ali Athar Sb. the similar situation is in DHA Multan and now check the rates there...People buy not 1 plot 2,2 and 4,4 plot/file for themselves and their children and generations. Not all plots will be available at once. They will released it in batches and service benefit residential and commercial plots to be allocated over the decades. Plus a lot of recent interest of buyers from different parts of Pakistan due to ease of investing by DHA by opening sub offices in major cities of Pakistan. You point is valid too invest with caution for local residents I would say it will be their biggest regret for not investing in DHA, the kind of living DHA will give, a status symbol and so on.

With schemes like Gujranwala, Multan and Bahawalpur you shouldn't only consider city population but also population of nearby towns and agri areas as many feudal and rich families from these small towns will come to live in these bigger cities. I know many in Lahore who have come from small towns close to Lahore.

But still, I do agree that there is too much supply and not enough demand of end-user in the smaller DHAs. I think Multan can sustain to become somewhat similar populated to Lahore but Gujranwala and Bahwalpur may not be fully populated when developed.

Thank you,
You have given me some valid points, many families would buy 2 maybe 4 plots but Sir, many of them won't be able to buy a single plot, most of them, it will be the Investors from all around Pakistan who are going to make these plots expensive.
I'm from Karachi, While travelling from Karachi to Islamabad we do make a stay at Multan, Bahawalpur is out of the way, that makes Multan more attractive to the outsiders like me.
I just checked the population of Multan which is 18,50,000 compared to 7,50,000 of Bahawalpur, so that might also be a reason for the gap in their prices?
I have raised the Negatives because all we are hearing right now, are the Positives, there is no doubt that these prices of Bahawalpur are attractive but if they really want to see a sustainable increase in the prices then they will have to restrict the supply a little, which they should not because every Ordinary Pakistani like me should have the right to live in DHA at an affordable price.
