Aoa everyone. Visiting the site after long time. was wondering your opinions on phase 9 prism? I bought my plot back in 2015 and am seeing good returns now. weighing option on whether to sell or keep for further years. if i do sell what would be immediate option to reinvest money in another area?

i am overseas so i buy property and always leave for many years until reasonable time to sell arrives.

If your aim is simply to make profits and you don't have an urgent need for cash in hand within next threr years, then hold for sure. Mostly people selling in prism right now are those who are needy and require money. There are few sellers because prism will show great gains in long run for example if your plot is in 2.5 cr range right now, expect it to be in vicinity of 3.5-4 cr in few years to come. Hence most owners are holding long term.

But if you have need for cash (or expect the need soon), then sale. Because prism prices will keep rising till possession and after possession they will stabilise or grow slowly. But some months later, they will come down by maybe 5-10%. I am saying this on basis of trends in other dha phases. But 5-10% up/down prices don't matter in long run to sensible, experiences investors.

Unconventional approach: Sell plot and buy 2 x kanal files in prism again.(or 3 x 10 marla: chances of better location are higher in my view). Not so Long term but safe and secure. Also ensures liquidity if need arises.

Expect rupee devaluation in the next few months. I think it might go to 170 to 175. State bank would want that as they want imports to go down as CAD has hit 1.6 billion dollars in June. So I would say keep this thing in mind also as you are overseas and you earn in dollars or other currencies

Sell your plot and buy 5 to 6 1 kanal files of DHA Quetta which is too much undervalued right now..You may get 2 million profit in each file and your overall profit will be around 10 to 12 million in no longer time...Just think about it
Smart investors always move like this..

Overseas Pakistani, DHA Quetta is undervalued for sure but the problem is we don't know if more investors will realise its potential. So further price gain in future is unknown. DHA Prism makes for a much more secure investment in 3-4 years time.

I'm more in favour of DHA Gujranwala/Bwp now after investigating both of them. Rates of plots in other societies of Bwp and Gujranwala tell me that 100% gains will still be made in both DHAs and on-ground work is much greater in both than Quetta. But still, Prism is the most safe and secure profitable investment for coming years.

In my opinion, this is not a good time to sell prism, simply because possession is expected this or the next year depending on the block. Price will certainly shoot up after possession. I have seen my Phase 7 investments more than double in the past two years after possession, so I would hold the property. Again, you have to make an estimation based on the plot size and compare with other blocks. For example, a 5 marla plot will only go upto around 90 to 100 lacs in value, 10 marla to about 125 to 150, 1 kanal is a different story. Phase 7 kanal plots are selling at a high of around 300 lacs, phase 6 which is highly populated is around 400 lacs. You can expect your plot to be around 250 to 300 lacs after possession and some level of construction activity, depending on the block. If you are already close to this price, you may want to sell now, or wait and sell after possession is announced. Being overseas, you also need to keep an eye on Rupee value, as a price hike with Rupee devaluation may mean your dollar value remains the same or declines at worst, which means you may want to get rid of it now and invest in smaller plots elsewhere.

DHA Quetta is a best buy this time. I dont know why people ignored it in the past. We bought files at rate of 25 lacs. It is at 45 lac now. Still has a lot of room keeping in mind early bird files price. Let me remind you that early bird files are trading at 150Lacs.
