Investors seem too eager to exit now, as the prices are at the sky right now, though this phase would only be livable many years from now. The current (low demand / ample supply) situation would exert pressure on prices and the true worth of phase-9 would be clear soon.

You do know this is normal availability of plots right? Even two months ago, the same number of plots were available. Prismers are happy with our returns and we will hold until prices hit 4.5 crore marks in 3-4 years. Why should you sell now when you can easily afford to double your investment in 3-4 years while also paying zero capital gains?

If investors were exiting you would see a massive rush of plots for sale but we are not. Daily, there are still around 40-50 transactions of phase 9 prism happening you know? So although demand is down due to month of Muharram approaching, there is still significant demand and same supply. If investors want to, they can make the mistake of exiting now and having to buy back later at higher price :)

Generally, I wish all investors the best of luck - be it prism, phase-8, phase-7, Johar Town, LDA Avenue or even........ Qasur or Sheikhupura. Investors aim to make money and there is nothing wrong with it. But ground realities are often different from our wishes.

Prism was balloted in May 2015, when it was claimed that its development would be on a fast track basis, to be completed in 3 years (max). Today we are well past 6 years and we are yet to see this over. Possession might actually take another 2 - 3 years (to be optimistic), whereas it would be another about a decade that the phase-9 would be truly livable. There is nothing wrong with prism, as these numbers are in line with DHA's track record at some of the best phases it has developed so far in Lahore.

You are not being optimistic at all, in fact highly negative and pessimistic. Firstly I will say this, real estate market does not work on ground realities but rather investor demand. Booms and busts arrive based on market situation like taxes, how well economy is doing and political stability which spur confidence among investors. Yes possession development will support price growth but not as much as you're claiming.

As for why phase 9 prism possession didn't arrive that is simply because DHA Lahore administration had too much on their hands to do. They were simultaneously building infrastructure (parks, masjids) in phase 6 and 8 while also clearing land in phase 7 for possession. To make matters worse, they were also clearing land in phase 9 and 10 as well as developing phase 9 prism. That is a lot of work to do back in 2017-19 period. They can fast track development all they want but everyone who was regularly visiting phase 9 know there is a limit to how quickly work can be done. I already predicted possession would arrive in 2022-23 but DHA has actually upped development rate since last year. I visited phase 9 prism only a few weeks ago before Eid and I could see blocks P and Q are very close to possession. Only thing left is installing street poles which is not a big deal as I will explain below.

In C and D block, heavy electrification work was ongoing and one of the managers in charge was kind enough to spare a few minutes to give me information. He told me possession in P, Q, R blocks is definitely possible by end of this year because almost every work is done. Only a few transformers left to install here and there and then light poles which he claimed was only the work of a few days for all of P,Q,R. He said if administration wanted, they could give possession next week but they are trying to develop several blocks simultaneously. He mentioned that P,Q,R possession will either come in August if DHA wants to pursue early or if they want to wait it out, it will definitely come in November-December of this year. He said right now DHA's focus is on electrification, db, poles work in blocks C, D and N.

Totally agree with the opinion of Kamal that Prism wont be livable for another 10 years. According to Mr. Arham price of plot does not depend on ground realities, but in the same post he is saying that development is almost done for many sectors of 9 which will increase prices. Even if possession is given today for phase 9, who would want to live there ? not a single shop within 5 km radius, no school, no hospital, no mosque. It does not even have a clean exit to any of the main roads and you have to pass through other societies. I know far too many people have plots there so good luck to them. Putting down Phase 7 just that prism prices can increase is being highly selfish and misguiding people for your own benefits. You can construct a house in Phase 7 any where and comfortably live there as phase 6 is just a 2 minute drive away with all facilities available including schools. It took Phase 6 around 10 years to come to its present level after possession. Why would prism be different ?

Thank you Arhum. Your response is full of fallacies, while it also seems to be more of an effort to clarify DHA's position as regards delays.

As I mentioned earlier, the pace of development in Prism is largely in line with DHA performance in other phases too - so there is nothing so bad with the pace of development in Prism and there is no need to justify the delays (if at all you consider it a "delay").

Ground realities are quite important to be considered in any business; real estate is no exception. Making decisions based on "perceptions" and "wishes" is nothing but speculation. And speculation is "speculation" - though one can win, yet one can lose too and the loss could be too big viz a viz the expected gains. At the end, the choice is yours.

It is only for ignoring the ground realities (i.e. the actual time DHA takes to develop a phase) that investors expected (or were lured to expect) Prism to be developed and handed over in just 3 years. Even after the possession (whenever it happens), I believe it would take long (about a decade) for Prism to be livable. And until it is livable, expecting a price of 4.5 crores for a kanal plot seems too wishful (4.5 crores is an amount you can buy a fairly good plot in phase 5, 6 or 8 that are at least 10 years ahead of Prism). Finally, it is your call - Rupees crores now or Rupees crores after 10 - 12 years. To me, the answer is quite simple based on basic arithmatics. And that probably is the reason, many investors now wish to exit and are exploring to sell their plots.

My post was there to make you aware that possession will arrive this year definitely and not in 2023 as you're expecting. I believe with full conviction that prices of prism will hit 4.5 plus crore in 3-4 years and everyone knows it. You fail to understand the difference between prism and the other now 'livable' phases. Phase 6,7,8 were true jungles. You had to go all the way to phase 5 to get anything like grocery or visit any commercial, plus there was nothing in phase 6,7,8, no population to encourage owners to build houses. Only when DHA office moved there I think in 2012 period did phase 6 come alive because a massive building was standing that gave everyone confidence.

In case of prism, there are towering buildings of askari 11 standing which can be seen from all the starting blocks of A,P,Q,R,C & D while 9 shuhada town is already well-populated. The confidence is already there to at least begin construction in blocks like A,P,Q. Not to mention for purchasing things or grocery stores, there is 9 town, D block phase 6 commercials as well as bedian road shops. Speculation is a part of everything including stock market, oil and even our government has done it recently with LNG shipments! Warren Buffett didn't become rich by speculating, he became rich by seeing mathematical and logical value of each business and holding a stock long term. I am roughly using same strategy and saying Prism is a terrific, solid project and you should be holding it for 3-4 years when it truly hits 4.5 crores range (and as a bonus, you avoid capital gains tax). Phase 8 (good, possession blocks) has hit 4 crore range and its only been 4 years since possession while also knowing that construction levels there are so low. What makes you think prism won't hit that within 4 years knowing construction confidence will be far greater than phase 8 due to location, already existing population nearby/commercials and no deep plots like in case of phase 8.

Ground reality I've explained and sentiment even among prismers is that prism should be sold after 3-4 years. If any investors are selling their plots, well I'll say the same thing I said before, enjoy buying them back later at a higher price :)

Invester, I missed your comment. I will say this, there are many people on this forum who have missed opportunity to transition from phase 7 to 9 prism. 7 gains are very limited now so there is still time to get onto phase 9 prism train before the cycle of moving investments can become impossible for you. I think you are in same boat and I know all people who are still seveners hold same views, have argued with you all many times before.

In my comment above, I've already mentioned why phase 9 prism will have high construction confidence - flat plots, commercials nearby, already standing buildings and existing population. As for school, there is city school in D block phase 6 and sicas, roots in K block phase 6 both on a 5 minute drive. As far as I know, there is no school, masjid or park in phase 7 either right now so seven residents also have to make avail of phase 6 facilities on a similar drive time as prism residents will. There is a shop immediately in a 2km radius in 9 town, in fact several so there your assessment is wrong too. I don't think you've visited 9 prism so perhaps you don't have that idea. But I visited phase 6,7,9 prism after every few months to stay up to date. And I've never pushed down phase 7, I supported it in other comments but I've always stated prism is much better without a doubt. I myself had investment in phase 7 previously but sold both my plots and moved to prism last year and it has so far and will continue to serve me well. I've already mentioned why phase 6 lagged behind in the start due to low confidence but in my view, it became livable back in 2016 period when there was already very decent population. So it took roughly 4 years when construction boom happened in phase 6 (2012-16). Same is likely to happen in 9 prism. Even if you look at phase 7 which slightly becomes isolated, it has seen heavy construction in 2017-21 so roughly 4 years time.

Lastly, yes prices do not often depend on realities but rather demand and supply. Demand is spurred by various factors like taxes, political stability, economic situation and all three fronts we are looking good. My point is when demand disappears, then ground reality does come into play and supports price growth - genuine price growth. Phase 9 prism demand has been high for many years. Even when market was in slump after 2016 crash, prism showed genuine price growth and slow increase due to both ground realities and investor faith/demand.

I don't have investments in Phase 9 or even 7, nor do I wish to have any there. In fact, I am not as great an investor as may be you are. I have my little (2 cents) holding in phase-8 only, which I believe is by far better than any other phase of DHA Lahore.

I can only wish best of luck to you for your long term plans and projections for prism. Please don't forget to invite me to the party you would through once you realize your fabulous profits in the next 3 - 4 years.
