My post was there to make you aware that possession will arrive this year definitely and not in 2023 as you're expecting. I believe with full conviction that prices of prism will hit 4.5 plus crore in 3-4 years and everyone knows it. You fail to understand the difference between prism and the other now 'livable' phases. Phase 6,7,8 were true jungles. You had to go all the way to phase 5 to get anything like grocery or visit any commercial, plus there was nothing in phase 6,7,8, no population to encourage owners to build houses. Only when DHA office moved there I think in 2012 period did phase 6 come alive because a massive building was standing that gave everyone confidence. In case of prism, there are towering buildings of askari 11 standing which can be seen from all the starting blocks of A,P,Q,R,C & D while 9 shuhada town is already well-populated. The confidence is already there to at least begin construction in blocks like A,P,Q. Not to mention for purchasing things or grocery stores, there is 9 town, D block phase 6 commercials as well as bedian road shops. Speculation is a part of everything including stock market, oil and even our government has done it recently with LNG shipments! Warren Buffett didn't become rich by speculating, he became rich by seeing mathematical and logical value of each business and holding a stock long term. I am roughly using same strategy and saying Prism is a terrific, solid project and you should be holding it for 3-4 years when it truly hits 4.5 crores range (and as a bonus, you avoid capital gains tax). Phase 8 (good, possession blocks) has hit 4 crore range and its only been 4 years since possession while also knowing that construction levels there are so low. What makes you think prism won't hit that within 4 years knowing construction confidence will be far greater than phase 8 due to location, already existing population nearby/commercials and no deep plots like in case of phase 8. Ground reality I've explained and sentiment even among prismers is that prism should be sold after 3-4 years. If any investors are selling their plots, well I'll say the same thing I said before, enjoy buying them back later at a higher price :) |
