Hello everyone, hope you are doing well. Every once in a while, I visit phases 6-9 to see developments and in this post I will fully detail the developments I have seen as many of you frequently ask about this. Last visit I made was before Eid and I visited again today because I was in DHA area to see a relative.
Phase 6
Dolmen Mall is building at rapid pace, expect to be completed and inaugurated at end of 2022 or 2023. A few commercials under construction in C block CCA which is already 25% built by now. Quite a few (around 10) MB commercials are being built, first one more towards the Barki road side is under construction which is infront of N block. Fairways Rayas 2 buildings are fully ready for rent, a few shops are already occupied but two other are still under construction. Shops in Fairways Raya: Meezan Bank which is open and operational, Al Fatah is shifting and looks to be ready for opening in next month, Stanza Furniture is also shifting, while there 3-4 real estate agencies have already opened offices there. K block club is still under construction, work on their hotel rooms seems slow and looking like finishing on the club facilities is left. I am not sure why they are delaying it but overall work is slow-paced and I think it will open somewhere in 2023-24, but their outdoor and indoor dining is open. D block CCA (CCA 2) is seeing 5-10 buildings under construction. L block has a small commercial which has seen 2-3 more commercial buildings built with 1 more under construction - two grocery shops are operating there, Allied Bank and Al Habib Metro Banks have outlets there too. The other major commercial development is a mall that is meant to arrive in front of N block, land has been fully cleared but awaiting for construction to start. As for residential, blocks A,B,H,J were almost full even before 2020 but now they are even closer to being 100% occupied. Lower blocks have seen heavy construction since last year and finally seeing some of those houses ready for finishing or living. All blocks are highly liveable now as commercials and shops are available too. Block D and E 2 kanal cutting have seen a lot of new construction but some land there is still unclear and non-possession.
Phase 7
Phase 7 has seen heavy, heavy construction most out of anywhere in DHA since last year. I tried counting the houses in each sector and by my estimates, there are at least 100 houses (under construction or living) in blocks R, P, S, U, T and close to 100 in Y. Blocks W, Z1, Q, X have about 50 houses while V has somewhere close to 20 due to village left to clear and lots of non-possession area. Most houses were either in blocks U or T, hard to tell. A couple of commercials in blocks Q and T. I have noticed Chak Dera village in V block has slightly reduced in size. The most amount of living residents seemed to be in blocks R, P, U and T - hard to tell but anywhere between 50-100 in these blocks and also at least 50 houses under construction in each of these blocks. As for masjids and parks, only one masjid in R block of phase 7 but I am sure there will be parks and masjids constructed in phase 7 this year or early next year so I will keep you all updated as soon as it happens.
Phase 8
CCA 1 and 2 is seeing construction of about 5 commercials and a few already operational - saw a small cafe and a business office there. Main commercial broadway is seeing similar construction of around 10 commercials but many commercials are already standing and I have seen subway food chain has opened an outlet there. Quite a few banks are there like Allied and JS banks, a home decor shop and a few other shops like estate agencies or small corporations with office. The DHA business hub which is a full building for corporate offices is already offering rent and I asked the guard there when it will be ready, he told me that a few companies are already shifting in furniture and a few of them will be fully ready to shift by september-october and will be busy by december. As for residential, W and T are seeing quite some construction as well as V and U but construction rate is less than phase 6 and far less than 7.
Phase 9 town
9 town is seeing heavy construction especially from builders and there are already so many houses and residents living. It is definitely at least 40% filled at the moment and houses are already built (with residents living) and also being built as far as the ends of blocks C and D that are very close to prism or askari 11. Quite some commercials have also been built and a couple under construction. A couple of grocery shops, one or two estate agencies there. Also on the way to 9 town, there was a patch of road that was under litigation and not constructed (just before grid station), half of that patch has been cleared and road has been built.
Phase 9 prism
Block A is essentially ready for possession. Every clear piece of land has seen db, light poles, transformer installed with underground electrical wiring done and one water tank was completed with only a bit of paint work left to be done while the other one under construction. Q block has seen all dbs and transformers installed but light poles have been installed in front portion of plot numbers 1-240 and they were still installing in other areas. Q block has also seen all electrical wiring work done and both water tanks fully constructed and ready. P has seen all dbs and transformers installed but light poles on small streets is left as 2 80 ft roads had already seen light poles installed (electrical wiring done). The zone 2 commercial is fully ready for possession as all light poles, db, transformers have been installed and all electrical wiring was done. Both P block water tanks fully completed and ready. Half of block C (lower half on map) underground electrical wiring was completed with dbs and transformers installed, water tanks under construction. All 2 kanal cutting of block D has seen complete underground electrical work, dbs, transformers installed with light poles installed in some areas and the 1 kanal cutting of plot numbers 181-606 has seen electrical work done, dbs and transformers installed but light poles left to install. Work was ongoing in 1 kanal portion directly below golf course numbering 607-1054 - looked like they had just started work as they were taking out soil to place electrical wires, some dbs were installed and being installed in the area. Both water tanks under construction in D block. Then E blocks front portion of plot number 1-250 had dbs installed and looked like underground electrical wiring work had just started. Light poles on 80 ft road were installed. Then lower portion of 616-867 was also seeing work be done for underground wiring and some dbs were installed and being installed (water tanks under construction). In sector F, G and H, no underground wiring or electrical work had started but poles were installed. In sector F, one water tank was close to completion while the other one had just started. Sector N had poles installed on 80 ft roads and dbs, transformers were installed in upper portion (close to P block). As for main ring road gate, most of the side structure is up and they are close to reaching the top part with the roof to be built/placed, paint left to be done. Realistically it is unlikely the gate will be ready by this month, so if DHA works upto good pace, it might be completed by next month (might take longer if they work slow).

I will also add one more thing I had forgotten, gardeners were planting small trees and plants along phase 9 prism main boulevard between blocks A and P so they are definitely readying it for possession. Also L and M blocks of prism had seen no major work done, forgot to mention that. And I was too tired to visit K block, while for R block, all the 10 marla plots had underground wiring completed, dbs and transformers installed. |

Alpha, I think CMY made an educated guess based on speed at which DHA was working. Because of Eid ul Adha, labourers throughout Lahore were short for a period of three weeks so it looked like DHA resumed development work only this week. That is a cause of delay in main gate construction and other one being, DHA is focussing work on lots of areas. They have spread out development work from previously only on blocks A,P,Q and main gate to now C,D,F (water tank was actively being worked on), E while also finishing A,P,Q,R and main gate. Naeem, very difficult to detail every litigation area. Next time I visit, I will try to note down litigation areas but there are lots of small patches in various areas. I can tell you some litigations in blocks A,P,Q,C,D and E. In A block, the area given on map as playground and plots numbered mostly 235-294 were litigation as agri produce was growing on the land. A couple of lanes above it too was litigation in plot numbers 80-226. Then there were 2-3 very small patches, maybe 2-3 plots in the middle of A block where agriculture was growing. Q block is mostly clear, only litigation you can tell onground in the lane 590-634 as some land at end of lane and plots 476-477, road is cut off. P block has similar land between cut off between plot number lanes of 400-600 right at the end of the lanes (for example plot 445, 492 might not exist on ground). In two such lanes, patch of roads in the middle of the lane are cut off (meaning road is constructed on left and right side but not middle). Then agriculture is growing in some area of plot numbering 900-1100, just some plots. You could tell 992-1028 was fully in litigation as agriculture was growing there. C block lower area (on map) looked clear. Road litigation on main boulevard between block A and C does exist as the roundabout in upper area meant to exist between them is not present and that passage way is blocked. There is also slight road litigation on main boulevard between blocks A and P at the commericial zone roundabout. It causes a few plots in numbering on A1100 (on main road) to become under litigation. Then, D block mostly seems clear. Some area right next to village might be slightly in litigation but cannot say. Only one area I could tell was under litigation as agriculture was growing on land and that seemed to be in middle of lane 639-682, middle of 745-789 lane and some land in plots 925-930 area (also on back side of these plots). In sector E, there was a some sort of farm but cannot determine which plot numbering it was in. It was either in the single digit or 200-300 plot lanes. If you can tell me which area you want to look at, I will specially visit it if possible next time. |

I made a typo in my post, meant to say commercial zone 1 not 2 is ready. Yes commercial zone 1 is fully ready. There are three areas in prism where all work is done and is fully ready for possession, it is A block residential (all plots which are clear/non litigation), Q block numbering 1-240 and commercial zone 1 in P block. In all three areas, light poles have been installed, dbs and transformers are fully installed and underground wiring 100% complete. They can give possession for these three areas right away if they want or by end of month, few months (whatever DHA admin prefers). In other commercial zones and areas, development has not really started so zone 1 commercial will be the only possession commercial area for a while in prism. I will say one more thing that I have mentioned on this forum before: On my previous visit before Eid, electrical work was ongoing in blocks C and D and I asked a manager of NLC (I think it was nlc) who was on-site when possession can be expected. He told me that if DHA wants, they can give possession of A,P,Q,R in one or two weeks because only possession development left in these blocks is installment of light poles and that only takes one or two days for a whole block. At maximum, he told me possession would arrive by end of this year, it is all up to DHA administration. |
