Mr Alpha, I see cows and goats roaming everytime I go to phase 7 too thanks to Chak Dera village. Cows are also seen bathing near chak dera in stillwater. These are problems which are slowly removed once DHA gives possession.

Mr. Arhum - nothing against cows and goats - They used to roam about in Manhattan and Brooklyn once. I remember when I moved to phase 1 in 1986, they were all over there. The issue is when property dealers and blind lovers start jumping up and down and inflate an asset. It is important for rational investors to short the inflated asset to revert the price to its fundamental value. It is very interesting why you jump to phase 7 as a knee jerk reaction to prism..

Well I have to provide some balance as the seveners on this forum are always out to attack prism at slightest issue. I have praised phase 7 many times in the past but frankly, the investment time for it is over. If you still have investment there, it is foolish.

As for prism, its current price reflects its fundamental value. If you think its price is going to fall a lot further, you are mistaken. Average plot in prism should be in range of 2+ crore and right now it is. Dealers have played their tricks by first doing bayana when average plot was 1.6 crore and driving price up to highs of 2.25 cr (for average location plot) and now those plots are down because dealers have been driving down prices by telling clients not to buy, so that once again prices become attractive for bayana hype again and cycle continues. I've seen this happen plenty. It happened with phase 7 too. I remember in 2019, plot prices were driven up by bayana and good location plot was suddenly 1.75 crore and then it dipped down in a few months by almost 30 lac. This is just a part of reality now, all you can do is be aware about it.

Mr. Arhum, thanks for your valuable comments. When you pass an non-objective verdict that it is foolish to invest in seven - what response do you expect from seveners ? garlands of roses? Prism is a great phase and has a distance advantage over 7 by 5 to 10 minutes. I am not an expert on the current prices, but I see plots of prism in this forum being evaluated at 3 crore . There was a run on daffodils too..

Once again, I am looking at it from an investment point of view not living. We all here are investors and let me tell you, major juice from phase 7 has been gained. Now you will only gain a few more drops here and there. Phase 9 prism's juice is only starting to come out now. As for those plots being evaluated at 3 crore, it is nothing but hogwash. If people want, they can demand 4 crore for a plot but that doesn't mean that is its true price because no one will buy it. I know that maximum deals are being made for around 2.8-2.9 crore for a top location main boulevard plot. No one is paying more than that in prism. I'm seeing some ridiculous demand prices of 2.75-2.8 crore for good location plots but I can guarantee you that those plots will not be sold unless demand comes down by plenty. Owners like these are roaming in the clouds thinking their plots will get sold in such range, they will eventually come to accept reality that the true price buyers are willing to pay is not as such. But at the same time, I'm seeing plenty of reasonably priced plots like a good location plot around 2.5 crore which is true value of a good location plot in prism at the moment.
