People should blame themselves for this mistake. It is a job of dealers to sell any project for commission. People should check the approval status before investing in any project.

Do you expect any moral values from the companies? The are just interested in their profits. It is a mafia ( developers/ real estate agents/ advertising agencies etc etc).

Though gradually, people are getting closer to ground realities. While investors need to be prudent putting in their hard earned money, the developers / sellers and their real estate agents must also have ethics and code of conduct for carrying out their business. Like many other sectors, the govt should come up with a Real Estate Regulatory Authority (like RERA in UAE) to screen and pre-approve all such developers and their estate agents, and thereafter watch over their actual dealings and performance.
