New Government Construction Package 2026: Get 1 Crore Loan at 5% Interest Rate for Lahore Real Estate

The government of Pakistan has officially launched a transformative initiative for the housing sector titled the Markup Subsidy and Risk Sharing Scheme for Affordable Housing Finance. This new notification brings a massive wave of opportunity for the Lahore Real Estate market, introducing a structured mortgage system designed to mirror successful international models. This scheme is a significantly enhanced version of previous housing initiatives, specifically tailored to address the current economic needs of the construction industry and potential homeowners.

One of the most impactful changes in this new package is the substantial increase in the loan ceiling. Previously, home construction loans were limited to 35 lakh PKR; however, the new policy allows citizens to avail of loans up to 1 crore PKR. This increase ensures that individuals owning a plot can now access sufficient capital to build modern, high-quality homes. Furthermore, the interest rate has been fixed at a flat 5 percent for a duration of 10 years. This fixed-rate model provides long-term financial security against market fluctuations. Notably, those who held loans under the previous 8 percent regime will automatically see their rates adjusted down to 5 percent.

The eligibility scope has also been widened to include 10 marla residential plots, moving up from the previous 5 marla restriction. For those interested in vertical living, the allowable apartment size has been increased to 1500 square feet. The government’s ambitious target is to finance 500,000 houses over the next four years, backed by a monumental 321 billion PKR subsidy. This roadmap begins with 5,000 units in the 25-26 budget, scaling up to 2 lakh units by 2028.

For Lahore Real Estate stakeholders, the process is streamlined: loans are processed without bank fees for plots in NOC-approved areas like DHA Lahore or LDA-approved private societies. Beyond individual housing, this package is designed to stimulate over 50 allied industries, aiming to push the national GDP growth rate toward 5 percent. With additional tax reforms expected after Eid to reduce transaction costs for buyers and sellers to just 1 percent, the construction and property sector is poised for an unprecedented boom.

حکومتِ پاکستان نے "مارک اپ سبسڈی اینڈ رسک شیئرنگ اسکیم برائے افورڈ ایبل ہاؤسنگ فنانس" کا باقاعدہ آغاز کر دیا ہے، جو کہ Lahore Real Estate اور تعمیراتی شعبے کے لیے ایک انقلابی قدم ہے۔ اس نئی اسکیم کے تحت گھر کی تعمیر کے لیے قرض کی حد 35 لاکھ سے بڑھا کر 1 کروڑ روپے کر دی گئی ہے، جبکہ سود کی شرح کو فلیٹ 5 فیصد پر 10 سال کے لیے فکس کر دیا گیا ہے۔ اب یہ سہولت 10 مرلہ تک کے پلاٹوں اور 1500 اسکوائر فٹ تک کے اپارٹمنٹس کے لیے بھی دستیاب ہے۔ حکومت کا ہدف اگلے چار سالوں میں 5 لاکھ گھروں کو فنانس کرنا ہے جس کے لیے 321 ارب روپے کی سبسڈی مختص کی گئی ہے۔ اس اقدام سے نہ صرف عام آدمی کے لیے اپنا گھر بنانا آسان ہوگا بلکہ تعمیرات سے وابستہ 50 سے زائد صنعتوں کو بھی فروغ ملے گا، جس سے ملکی معیشت اور جی ڈی پی میں نمایاں بہتری آئے گی۔
